GemLife plans Shoal Point Mackay retirement resort village

An ambitious new development could become the biggest shake-up yet of what was once a sleepy seaside Mackay suburb while unlocking desperately needed retirement living.

An ambitious new development could become the biggest shake-up yet of what was once a sleepy seaside Mackay suburb while unlocking desperately needed retirement living.

GTH Project No 2, the company behind over-50s lifestyle resort operator GemLife, has applied to Mackay Regional Council to build 232 units in the Northern Beaches.

The development, located in the master planned Shoal Point Waters estate, would operate as a land lease community.

“This will enable the ongoing management of the site and its attributes by a single entity,” documents lodged to the council in December state.

Residents would also have access to a centrally located clubhouse which “may include” a lounge, dance floor, stage, hall, salon, cinema, golf simulator, library, craft room, gym, two pools, ten pin bowling, outdoor terrace, bar and kitchen area, and meeting rooms, documents state.

“The sports club is the secondary communal facility which may include lawn bowls, sports bar, [and a] dining viewing area which will provide opportunities for residents to partake in social recreation,” the application said.

Plans for the LLC, which will be built over four stages, further detail 17 RV car-parking spaces next to a hobby crafts workshop, 59 visitor car parks, and an emergency access lane along the southern boundary.

The subject land is a 10ha slice of an 80.35ha lot belonging to VGV Holdings, VJJ Holdings, MPV Holdings and PVC Holdings, respectively directed by Victor Vassallo, Joseph Vassallo, Michael Vassallo and Peter Vassallo.

GTH Project No 2’s shares are entirely held by GemLife Group.

Registered in 2015 and floated on the Australian Stock Exchange in July this year, GemLife Group’s directors are Gold Coast-based Adrian Puljich, Inderbethal Thakral of Singapore, Alison Quinn of Brisbane, and Mark Fitzgibbon and Kristie Brown of NSW.

“GemLife now has 10 resorts across Australia with more in the pipeline,” the company’s website states, adding that not charging entry or exit fees, allowing homeowners to keep any capital gains made, set it apart from the competition.

GemLife’s ASX update in August stated it had almost 8000 homes in the pipeline compared to only 27 homes for display or available for sale.
