The Butchers had the burgeoning homebuilder Future Flip create the luxury duplex after they paid $2.71m for a now-demolished two-level home on its 770sqm block.

It has great street appeal.

Future Flip, ran by developer Neil Hipwell which is making a name for itself from Byron to the South Coast for its modern homebuilds, built two side-by-side homes, each with five bedrooms, a kitchen with Caeserstone benchtops, and a living room with a modern gas fireplace in a feature wall. The living space opens to a rear lawn and an inground pool.

The Butchers, with their one-year-old son Beau, intend to live in one of the homes.

McGrath Coogee agent Marnie Seinor says it is the ultimate forever home for modern family living.

Seinor is awaiting market feedback on price, but has scheduled a July 19 auction.

Friends and family of the Butchers had previously used Future Flip.

“The build took just 10 months,” Harmony told The Sell.

“We’d seen the high standard of Future Flip homes,” Harmony said.

“Quality is important to us; we didn’t want to compromise on the build or finishes.

“We had control over the finishes and layout and took on board the architect’s great ideas. They brought our vision to life.”

She especially loves its high ceilings, the open fireplace and the sunken lounge.

Nat Butcher, who was recently ruled out for the next six weeks after suffering a recurrence of an MCL strain in training, said the home will suit a family.

“It’s a big home with a big backyard and great for entertaining...... it’s also only five minutes to the beach.”

Harmony, a model represented by Chic Management, has been documenting the building journey to her 91,000 Instagram followers.

“The most exciting part of this build has been turning four walls into a space we call home,” Harmony wrote last month amid pictures of their recent furniture purchase with James Lane.

The couple collaborated with Joshua Hill on the photography.

Matraville has been a popular pocket for new-build duplexes by footballers. South Sydney Rabbitohs captain Cameron Murray is a few months off completion of his duplex. He bulldozed the original home bought with fiancee Miranda Cross for $3.1m in 2022.

Former Sydney Swan Luke Parker developed a duplex in 2022.

MODERNIST SCENE STEALER BOUGHT

Actor Belinda Bromilow, who starred in Doctor Doctor as Betty Bell, and her writer producer husband, Tony McNamara, have emerged as the buyers of one of Middle Cove’s striking homes.

The $11.2m Palm Springs style modernist home dates back to the late 1950s; it was designed by Glynn Nicholls, the son of Eric Nicholls, partner of acclaimed architect Walter Burley Griffin.

It underwent a sensitive update in 2019 by 8Squared Architects and Studio Gorman, then featuring in the Gestalten publication, Modernist Icons: Midcentury Houses and Interiors.

The home, with views of Sugarloaf Bay, is now wrapped in glass. It includes six bedrooms, one a cantilevered master wing.

There is an Italian tiled pool and spa in its 1250sq m grounds, where there’s also a lawn with putting green plus a firepit.

It was sold by advertising businessman Stuart Archibald, who bought it from former Facebook chief executive Paul Borrud in 2020. It was a suburb record at the time, when selling for $7.25m, smashing the then suburb record by about $3m.

The 2021 sale next door at $11.5m now holds the record.

Bromilow and McNamara retain a Bowral estate, Inveraray which was bought in 2017 for $1,775,000. They previously had a terrace in Redfern.

Bromilow’s latest feature is in The Roses, a remake of the 1989 film War of the Roses, performing alongside Hollywood stars Benedict Cumberbatch and Olivia Colman.

The movie will be released to US theatres in August.

She played Aunt Elizabeth in the Hulu/Disney+ series The Great, working with McNamara.

Bromilow, who was born in Perth, made her directorial debut this year.

Her short film, Glove, which she wrote and directed, premiered at Flickerfest 2025 in WA.

FOCUS RETURNS TO MYSTERY OF THE ONE SYDNEY HARBOUR PENTHOUSE

Now that the adjacent Crown Barangaroo penthouse has finally sold, the focus seems set to shift back to the mystery sale of the One Sydney Harbour penthouse.

The One Sydney Harbour penthouse was exchanged in October 2019 for $140m plus, but it has yet to settle amid ongoing intrigue.

Construction of the 89-storey Renzo Piano-designed tower was initially scheduled for late 2023 completion, with developer Lendlease registering the slightly-delayed strata plan in February last year.

The highest registered purchase has been $38.95m to the Zhong family on the 76th floor.

Back in 2019 it was reported the buyer of the three-level penthouse was a local Australian resident from mainland China.

So presumably no issue therefore in meeting any Foreign Investment Review Board requirements.

The lavish fitout of the whopping 1980sq m could have understandably been delayed, but not by 16 months given Lendlease’s credentials.

Maybe the buyer is awaiting an auspicious day to settle, but The Sell senses settlement on apartment 88/88 Barangaroo Ave keeps getting pushed back.

The reports on Lawrence Myer’s 849sq m dual-level Crown penthouse purchase speculated it might have been offloaded in a “structured” deal at under $80m and possibly as low as $70m.

It is possible the discount secured by Myers, who is James Packer’s right hand man at Consolidated Press, on its initial $100m asking price, could potentially disrupt any financing still required for the One Sydney Harbour penthouse deal.

In 2019, Lendlease advised the deal included the penthouse and the sub-penthouse in one line. The two storey penthouse broke the $100,000 per square metre barrier, with the third floor forming part of the overall home, but also able to function as a separate residence.

In the meantime, after winning gold in the Australian Design Awards 2025, Lendlease elatedly announced that One Sydney Harbour recently won gold in the BETTER Future World Design Awards, a global recognition program.

Another Sydney penthouse, in the Sirius complex, is mooted for imminent sale, but at a lot less than its initial $50m price hopes.

AUCTION STAGE SET FOR GRAND ESTATE

Urimbirra, the far South Coast retreat of the late theatre producer Martin McCallum and his partner, yoga teacher Gwynne Jones, has been scheduled for August auction.

Liberal politician Jeff Bate married Dame Zara Holt, the widow of former prime minister Harold Holt.

The six-bedroom, six-bathroom home was built in local granite by cookbook author Lynton Manley in the mid-1990s, with partner Catherine McDonough, after the farm was bought from the Bate family in 1979. Set between Narooma and Bega, it has views across to Mt Dromedary/Gulaga, named in English in 1770 by Captain James Cook as it resembled a camel’s hump.

The 900sq m house was sited to take advantage of winter sun and summer coastal breezes. Its walled courtyard includes a pool. A yoga studio is set in the barn.

“Martin’s love of nature and gardening were completely fulfilled here,” listing agent David Nolan said.

McCallum, who died in 2024 aged 73, was a UK theatrical producer who worked for Cameron Mackintosh from 1981 to 2003, having begun his career with Laurence Olivier.

Mr Nolan of Webster Nolan Real Estate has the listing in conjunction with John Murray from Whale Coast Realty. “The property is only being sold to finalise a family estate,” Mr Murray said.

MEANWHILE, BACK AT THE RANCH

The Rolling Thunder syndicate, fronted by the self-described “accidental hotelier” Jamie Blakey, have sold Sun Ranch at Coopers Shoot.

It took a while, as the luxury 17-bedroom, 12-bathroom Byron hinterland estate came with $20m-plus hopes in January 2024.

No price reveal yet but there was interest at around $15m for the 22ha luxury retreat that opened in September 2023.

Along with write-ups from Wallpaper, British GQ and Vogue, Sun Ranch was ranked as one of the “top 24 places to visit in the world” by Conde Nast Traveller.

It has been a $1100 a night peak season or accessible via day passes.

Blakey, who went with a 1970s ranch aesthetic with Mexican and Spanish influences, ran the fashion brand One Teaspoon for two decades.

The investment group included gallery owner Matty Rabbidge and his wife, Julia Ashwood.

The nearby hinterland retreat Lo Scoglio was recently listed by the Arnott family through Adam Ross and Ian Daniels at McGrath Estate Agents with Owen Moore, with $18m plus price hopes.

The Italian-style farmhouse has been a high-end holiday rental since owner ­Angelica Arnott and her husband, regenerative farmer Charlie Arnott, returned to their 2100ha Boorowa cattle property.

STRONG SALES OFF THE PLAN

The initial off the plan offerings at the 16-storey 227-apartment mixed-use redevelopment of the former Balmain Leagues Club sold strongly on Saturday, when offered by PERIFA along with investment partner Mitsubishi Estate Asia.

Some 40 Rozelle Village sales totalling $140m were secured through David Milton at CBRE. The 7330sq m site at the intersection at Victoria Rd and Darling St has been vacant for 15 years.

$18M PAID FOR PENTHOUSE

The $18m penthouse in Robin Khuda’s ONDAS Manly development has been bought by Victor Virgona, the kit home manufacturing pioneer.

The 295sq m, three-bedroom, three-bathroom whole floor North Steyne residence is one of six apartments in the four level development designed by Rob Mills Architecture.

Mr Khuda, the founder of AirTrunk, paid $18.2m in 2020 for the land.

DOVER HEIGHTS GEM SELLS

Eden Ability executives Sajjad Saidabadi and Lucy Shoghi, secured $11.77m mid-week in Dover Heights.

The Iranian born couple had paid $9.9m in 2022 after the five-bedroom, four-bathroom Rodney St home was constructed by House of K’dor jewellers Tarik and Zena Kaddour and designed by Justin Long Design.

The home on 462sq m sold through Ray White TRG.
