Soul penthouse: Mystery $15.25m buyer for refurbished Surfers Paradise unit

The luxury Soul penthouse in Surfers Paradise has sold in what is believed to be a record for an auction sale in Queensland.

THE luxury Soul penthouse in Surfers Paradise has sold for $15.25 million in what is believed to be a Queensland record.

It sold under the hammer in an auction at 1pm Friday afternoon.

There were just five registered bidders, three in-person and two by phone.

The successful bidder was on the phone.

It was sold by Dane Atherton and Tolemy Stevens from Harcourts Coastal Prestige who declined to reveal details about the buyer.

It is understood to be the first private auction conducted in Queensland where it was only registered parties in attendance.

“The depth of buyers at that end of the market is always more finite than it is in the lower price ranges,” Mr Atherton said.

“Considering the price range and calibre of property, we are very happy and the seller is delighted with the result.

“The buyers have got themselves an incredibly unique piece of real estate which has never been lived in.”

Mr Tolemy said there were multiple offers prior to auction.

He said the buyer offered cash. The sale settles in 30 days.

“This is the Queensland auction record for any property that has sold under the hammer,” he said.

“It has been nothing short of a record-breaking campaign.”

The Soul penthouse hit the market in April following a two-and-a-half year renovation job that took the apartment from a concrete shell to a luxurious four-storey residence 220 metres above ground level.

The penthouse occupies levels 70 to 73 of the Soul tower in Surfers Paradise.

Andrew Koloadin, who in 2017 sold web-hosting firm Digital Pacific for $52m, bought the penthouse from Hong Kong tycoon Tony Fung for $6.5 million in 2018.

THE Gold Coast’s most luxurious penthouse is chasing an Australian record price when it goes to auction next month.

The Soul penthouse, fresh from a two-and-a-half-year renovation, will go under the hammer in May and real estate experts say it could better the national record of $20m for a single unit sale.

Real estate agents handing the Surfers Paradise penthouse say they have already turned down an offer of $12 million.

Harcourts Coastal managing director Dane Atherton, who is working on the sale with Tolemy Stevens, said the penthouse would be sold at a private auction open only to registered bidders.

“It’s a great opportunity for what is essentially a quarter of an acre of space in the sky,” he said.

“It will be an auction at an altitude for one of the finest units in Australia and certainly the Gold Coast’s best penthouse by a wide margin.

“We have already had private inspections and offers made before the marketing campaign has even launched.

“I believe it will be a competitive auction process given the rarity of opportunity to have a property like this.”

The penthouse occupies levels 70 to 73 of the Soul tower in Surfers Paradise.

It has five bedrooms including a master suite with his and hers walk-in wardrobes and powder rooms, dining and sitting rooms, two lounges, study, kitchen, butler’s pantry, cigar lounge and bar.

A fireplace on level 71 required engineering approvals before installation.

The unit, which has been valued at $20 million, is owned by Sydney-based Andrew Koloadin who bought the penthouse from Hong Kong tycoon Tony Fung for $6.5m in 2018.

Mr Koloadin told the Bulletin in March he had put his “heart and soul” into the project.

“This was bought and sold a number of times but no one had ever taken on the task of completing it,” he said.

“The building manager … said, ‘you’re the third or fourth person to buy this. Are you going to be like everyone else (and sell it)?’

“I had no option but to complete this. That was my motivation. It was a challenge.”

In 2014, the penthouse was stripped back to a concrete shell for its marketing campaign and sold to Mr Fung for $7m the following year.

It was originally bought off the plan by Charlie Caltibiano for $16.85m.

However, the sale was not finalised and he never moved in following a court dispute which he lost.

PQI Group general manager Craig Stewart, whose Gold Coast company handled the fit-out, said the job was challenging but worthwhile.

All materials used are of the finest quality, including marble and natural stone throughout, Ventech timber veneer joinery, solid brass trims, grass-cloth wall papers and doors clad in brushed brass,” Mr Stewart said.

“Other features include herringbone oak timber floors installed by Scribed Timber Flooring, a state-of-the-art kitchen, and an automated system for lighting, airconditioning and curtains.”
