Plans for Shoreline town centre include sports hub, a hotel, shops and waterfront units

A hotel, a sports complex, new roads, more traffic lights and a shopping hub on the waterfront are in the design for a new town centre being designed on the waterfront on Brisbane’s bayside.

A hotel, a sports complex, new roads, traffic lights and a shopping precinct on the waterfront are some of the proposals outlined for a new town centre being designed on Brisbane’s bayside.

Developer Lendlease put the designs for its new town centre out for public comment on Tuesday, giving people until March 27 to appraise the plans and submit their comments to the Redland City Council.

The plans, which include moving a commercial and restaurant hub away from the shore and closer to Cleveland-Redland Bay Rd, are subjected to state government and Redland City Council assessment.

They were submitted in August to the council which responded with requests for 27 adjustments and more information on November 3 with Lendlease replying on February 9.

It is possible Lendlease will not oversee construction of the town centre, after it inked a $1.3 billion deal to sell its 12 Australian Communities projects, including Shoreline, to Stockland and its partner Supalai in December.

That deal is yet to be completed and is subjected to regulatory approval.

However, Stockland chief executive Tarun Gupta said in December that Stockland would redesign many of Lendlease’s master planned estates after the deal was ratified sometime before July.

The Lendlease designs are for a residential development along with a town to be built on the eastern side of Serpentine Creek Rd (Cleveland-Redland Bay Rd) at Redland Bay, a waterfront site which was a farm until last year.

According to the submitted designs, the Shoreline town centre will include a hotel, a childcare centre, community facilities, an aged care centre, cafes, and residential dwellings which can double as home businesses.

The proposed plans originally included up to five sports ovals across the Shoreline estate.

However, the Lendlease designs reveal the playing fields have been consolidated at one site on Orchard Rd at Redland Bay with a cut in the sporting fields area from 14.555ha, as stipulated in the infrastructure agreement, to 8.24ha.

In November, Redland City Council asked Lendlease to amend the plans to include 100 car parks for the playing fields and to include expert advice that it was an acceptable location because of the high levels of midges and mosquitoes.

Application documents also said the playing fields were not due to be built until after the 3000th dwelling lot was sold.

“A consolidated sports park would allow the sports club more options to operate the facilities efficiently, consolidate the impacts of vehicle movements to a single location and allow for a greater use of club houses, multiple club games to occur simultaneously,” the document said.

The design also proposes two more sets of traffic lights to be installed on Serpentine Creek Rd (Cleveland-Redland Bay Rd) at the site of the town centre and also near the intersection of Kidd Rd.

A Lendlease spokesman said the plans to relocate Shoreline’s Town Centre were submitted in August with the aim to establish a “vibrant main street with shops and parking and enhance walking connectivity for residents”.

“The focus remains on catering for the future community which includes the expansion of open spaces, consolidation of sports parks for more recreational opportunities as well as providing additional pedestrian and cycle pathways,” Lendlease said.

New roads will be built linking different sections of Shoreline’s eastern estate to the town centre with a high-level stormwater assessment showing a number of dams will need further assessment.

Stockland was contacted for comment.

Public notification on the proposed plans will close after 30 business days on March 27.
