Expansion plans revealed for Tugulawa Park, Bulimba Barracks

A popular Brisbane city park is set for expansion and makeover, with plans lodged to develop new pedestrian and bike paths, community feature gardens and more.

A Taiwanese-backed developer who paid $63 million to buy the old Bulimba Barracks has lodged plans to expand a Brisbane park.

Shayher Alliance Pty Ltd has lodged an application to expand Tugulawa Park, 167 & 25 Apollo Road, Bulimba.

Shayar’s proposal aims to develop unused industrial land at the former Bulimba Barracks and expand Tugulawa Park, providing further public spaces, open lawns and revegetation.

Specifically, the proposed expansion of Tugulawa Park would include; a prominent boulevard entry sign at the new Apollo Road intersection, a footpath to North South Avenue and a dedicated cycleway along the same route, pedestrian pathways and seating benches through the park, community garden beds and preservation of mature trees.

The park’s expansion would mark Stage 2B of the Bulimba Barracks Master Plan, to partially demolish and transform the heritage listed Bulimba Barracks fabrication shed into a large mixed use retail precinct.

The old shed would be converted into a mix of uses including retail, supermarket and office spaces and other activities.

The proposed Tugulawa parkland extension adds to the proposed Riverfront Parkland to the northern portion of the site.

The site possesses a total area of 212,493m2 and has frontage to Apollo Road.

“The existing Tugulawa Park is already a valued part of the approved Bulimba Barracks Master Plan site, and this proposal seeks to expand upon its public accessibility and community experience through several improvements,” the application reads.

“This park extension increases the open space within the Bulimba Barracks Masterplan and extends along new and existing property boundaries in the southeast of the development site under the powerline easement, connecting to existing streets with pedestrian/cycle pathways.

“The park’s design takes into account the needs of local residents, with buffer planting in open spaces adjacent to neighbouring residential properties for added privacy.

“Feature garden areas along the park frontage, turf open spaces, and pedestrian pathways through the park create a varied and engaging

landscape that encourages exploration and use.

“This development aims to deliver more than just an expansion; it’s a thoughtful reinterpretation of Tugulawa Park.”

Shayher Group recently lodged a change of use application for its 800 unit residential component of the Bulimba Barracks masterplanned area.
