BRISBANE-based developer Mosaic will next week launch its second apartment tower development on the same street in Mermaid Beach.
The $112 million 85-unit Dawn tower will be built on Peerless Ave where Mosaic is constructing the sold-out 26-level Bela project due for completion in the middle of this year.
The Dawn site was acquired for $10.35 million from West Australian developer Pindan, which recently came under the full control of listed Singaporean company Oxley Holdings.
Mosaic managing director Brook Monahan said delivering another luxury development in Mermaid Beach was something he never thought they would have the chance to do.

“To build Bela in one of the most remarkable locations on the east coast of Australia was, we thought, a once-in-a-lifetime opportunity,” he said.
“We feel privileged to have the chance to do it again with Dawn. The strong local community support we have experienced with Bela is especially humbling.”
“Demand for premium, product in Mermaid Beach is really strong, as we have seen by the sales performance at Bela.”
Mr Monahan said Mosaic has plans to continue expanding its Gold Coast boutique luxury offering while delivering its current portfolio.
“Bela and Elan (in Kirra) are due to be completed mid this year, we are commencing construction on Grace (in Burleigh Heads) in the coming months, and not long after we anticipate commencing Dawn’s build.”
“Beyond that, we have more exciting plans for the region as there is no doubt the Gold Coast, and southeast Queensland, in general, is the hottest residential property market in Australia right now and is set to continue that way.”
Apartments in Dawn start from $750,000 for a two-bedroom apartment with the three-bedroom units priced from $1.37 million.
They range in size from 106sq m to 166sq m and features include ‘expansive’ cantilevered balconies.
A residents’ lounge will be located on level nine with a private dining room, kitchen, wine cellar and tasting room, lounge area and outdoor terrace with teppanyaki bar.
Dawn is Mosaic’s fourth Gold Coast project within two years and brings the value of its projects on the Glitter Strip to $325 million.
