Cutheringa Bowls Club sells bowling green for much needed West End upgrade

After transforming Townsville’s ‘greasy’ building and the Empire Hotel, a local developer has converted a lawn bowls green into a commercial complex. See where it is.

After revitalising the Queens “greasy” Building and the Empire Hotel, Townsville property developer Brodie Jankovic has now transformed a bowling green into a $4m commercial complex to support residents in West End.

Last year, Mr Jankovic and his wife Alex purchased land on the corner of Harold St and Cowley St from Cutheringa Bowls Club, which had a surplus bowling green.

With allied health, medical and office users in mind, they tapped Garbutt building firm McDonald Constructions, which began construction earlier this year, wrapping up in November.

Three of the five tenancies have already been leased, with a chiropractor, a large psychology practice, and Bright Eyes Coffee quickly setting up shop.

A former-West End resident with a background in hospitality, Ms Jankovic opened Bright Eyes Coffee in early November.

“I thought it would be a nice opportunity to give back to the locals. We’ve quite nicely filled that community cafe gap in West End,” Ms Jankovic said.

“It really surprised me, I thought we would be more of a grab-and-go sort of facility, but for the most part, people have wanted to sit down and enjoy the breeze.”

She said buying the unused land from the bowls club gave it the opportunity to invest in new facilities including upgrades to lighting and the existing green.

Offering Dominion coffee and a range of foods including specialty sandwiches and sweet goods sourced from Three Loaves Bakehouse, the cafe is tantalising taste buds while backing other local businesses.

“I ran a beautiful bakery that was French-owned in Brisbane and that’s what’s given me the most inspiration for here in the way of sandwich items and trying to find a good supplier,” she said.

“We do our own chicken marinade. I’ve tried to find some really nice cheeses. We use a deli for a lot of our meats rather than some of the bigger companies.”

She planned to operate the cafe seven days a week, including Christmas Day and New Year's Day, to provide consistency and support for people living in the area.

Ms Jankovic signed a six year lease through Ray White Commercial Townsville director Troy Townsend, who she regarded as “integral” in promoting their business.

Mr Townsend praised the new complex, describing it as an “outstanding A-grade project”.

He said the complex featured disabled access, end-of-trip facilities, 27 secure on-site car spaces, with each tenancy offered as an airconditioned white shell with generous fit-out incentives available.

“There are two remaining tenancies of approximately 170 sqm each that we are seeking a dentist, GP clinic, occupational therapist, physiotherapist, audiologist, optometrist or any other allied health or professional office user,” Mr Townsend said.
