A STOP work notice has been issued at a Sovereign Island property after outraged residents complained the build exceeded the suburb’s height limit.
The owner of the Knightsbridge Parade West residence was issued a Site Advice Notice, forcing works to stop, on December 17.
Documents submitted to Gold Coast City Council show the ground-floor slab is more than one metre above ground level, classifying it as a separate storey under the city plan.
Additional rooftop structures have also been constructed.
Neighbour Mark Rothwell said he and other residents were furious over the “outrageous” height.
“They’ve basically built a five-storey building where you’re only allowed to build three,” he said, adding the building dwarfs his own 12.05m home.
“It’s just to the stage now where everyone on the street, everyone in Sovereign can see it. It just towers over everything.
“(The owner) has been here five years, we’ve been here two years.
“We bought into Sovereign, paid upwards of $5 million for the house, and we expected to have the regulations and covenants that are there enforced.”
An Enforcement Notice issued on January 6 lists a number of issues not approved in the original development plan:
* A swimming pool built on the uncovered roof deck.
* Timber formwork has been constructed for the rooftop swimming pool.
* The ground-floor slab is 1200mm instead of 1000mm.
* Concrete block walls have been constructed on the uncovered roof deck for an amenities area.
* The concrete slab and blockwork constructed to the eastern side of the ground-floor swimming pool, and within the side and rear waterfront setback areas.
* A 1200mm concrete block retaining wall that has been constructed adjacent to the boundary fence along the eastern side of the property.
The developers have now submitted an application for a four-storey home on the site, measuring 17.82m.
The limit in Sovereign Island is three storeys and 15m.
Division 3 councillor Cameron Caldwell confirmed the site had been brought to the attention of council.
“Council is aware of a dwelling that has been constructed without a lawful approval,” he said.
“It has issued a stop work notice to the owner.”
