Why Edmonton is hottest new address in Cairns’ southern corridor

A huge parcel of land has caught the eye of astute interstate investors with buyers rushing to grab land, bringing the spotlight to this FNQ suburb.

EDMONTON is becoming a hot new address thanks to rapid land sales at Sugarworld Estate, with stage four of the 280-lot development newly released.

The project was launched last July after Tasmanian developers the JAC Group bought the land for an estimated $15m.

RE/MAX agent Udo Jattke said buyers in the Terrace enclave – on flat land on former cane fields – were predominantly first-home buyers, while those chasing the bigger, elevated blocks at the Heights enclave tended to be second homebuyers.

Blocks at the Heights are as large as 2946sq m.

“It’s been a stunning result – stage one and two are all sold out, there’s titles now for stage one, water, sewerage and power, and people can build now,” Mr Jattke said.

Stages one and two sold in 40 days.

“Titles for stage two are happening now, stage three has been on the market for a couple of months and is 70 per cent sold, and stage four is larger blocks backing onto a creek.”

Mr Jattke said there would be 12 stages in total.

Blocks in stage four range from 480sq m to 722sq m.

“These are good-sized blocks which Cairns hasn’t seen for a while,” Mr Jattke said.

The former Glenwood Homes owner, who built up to 3750 homes and 1120 units in and around Cairns, put his hand up to be involved in the project.

“I just knew it was good land, and having a background in building has helped a lot, I’ve dedicated myself to the subdivisions and I am out there every Saturday from 3pm to 4pm,” he said.

He said the relatively large blocks – and a starting price of $175,780 for land – meant first homeowners could get a foot in the door, build a house and add a pool or shed later on.

The development is made up of five land parcels between Woodlock Drive and Wiseman Rd Reserve.

The land was part of developer David Dale’s Sugarworld Heights development that hit the market in December 2020 with a $15m price-tag for a combined 219 approved lots.

JAC Group managing director Dean Cocker said the company diversified from its wineries, hotels and commercial development focus in the early 2000s, with more than a dozen residential subdivisions throughout Tasmania and has more than 5000 residential lots under development or sale throughout the state.
