Redlynch Shopping Centre: $5m expansion planned for centre

For the first time in a decade the family behind a major suburban shopping centre is planning to add brand new tenancies in a $5m expansion.

For the first time in a decade a major suburban shopping centre is planning to add a handful of brand new tenancies while improving parking, and pedestrian access.

Redlynch Shopping Centre has applied to Cairns Regional Council for a material change of use development permit for additional retail and commercial floor space, to include shops, food and drink outlets, and office space.

According to the development application a two-storey section will be added to the existing centre’s southeastern corner following the removal of 26 carparking spaces and partial demolition of an existing facade.

The proposed work will create an improved entrance to the centre to accommodate five ground level retail/hospitality tenancies and first floor commercial offices.

The new first floor area will be 101.4 sq/m while the first floor office space will cover 25 sq/m. Total parking spaces will be reduced from 583 to 557.

Shopping centre co-owner Charlie Marino said given the major expansion and the addition of Coles in 2014 the latest upgrade was the logical way forward for the shopping hub.

He said about $5m would be spent to deliver the upgrade and local building contractors would be used.

“It is a code-accessible application which means it meets the code and therefore should be approved,” he said.

“Given the demand at the Redlynch Commercial Hub which was let in 18 months I think there’s significant demand for office space in the Redlynch Valley.”

The upgrade is the first major improvement to the 20-year-old centre since a $20m expansion eight years ago.

The next step toward improvement of the centre is described in planning documents as a “logical extension” to the existing retail hub in the Redlynch Valley.

“(The proposed) development provides a modest extension to the existing Redlynch Central Shopping Centre and without significant modifications to existing infrastructure and traffic arrangements and would be almost imperceptible from the site frontages,” the application reads.

“The proposal has been designed having regard to the architectural design and built-form typology of the existing Redlynch Shopping Centre.

“The extension will provide a high-quality design outcome resulting in improvements to vehicular circulation; pedestrian experience; and contemporary design standards, while increasing the service offering available at the centre.”

The proposed extension is a code assessable development meaning there’s no requirement for public notification.

Cairns Regional Council is yet to make a decision on the proposal.
