Cairns real estate: Mareeba residential developments surging ahead

Life on a big block of land in a country town has never looked better for many, with demand for residential land and new homes on the Atherton Tablelands outstripping supply.

MAREEBA is on the cusp of a housing construction boom with unprecedented demand for modern homes on spacious blocks of land.

Development is continuing at residential subdivisions including Amaroo Estate and The Edge and Sibi Girgenti Holdings has applied to expand Prestige Gardens Residential Estate.

Mr Girgenti is seeking Mareeba Shire Council approval to create 24 residential lots ranging from 1533sq m to 1892sq m on 4.32ha on Tilse St and McIver Rd.

“There is very, very strong demand for quality modern homes in Mareeba, there’s hardly any on the market and new homes are being sold before the roof is even on,” Mr Girgenti said.

“Mareeba has a unique climate, that’s why people like to come here, it can get warm during the day but at sundown it is cool.

“It is a very prosperous town, the growth in fruit production in the last five to 10 years has been massive.

“There’s plenty of land available here.”

Mr Gigenti said he had buyers as far afield as Melbourne, as well as Cairns, Innisfail and within Mareeba itself.

“In the last 12 months we sold 29 lots at the Edge, and still have about 15 available, we are pre-selling them before we can even produce them,” he said.

“Mareeba is the place to be.”

He said a house and land package on a block of about 1000sq m with 21m frontage at The Edge started at $500,000 while Prestige Gardens was lifestyle blocks of about 1600sq m with prices starting at $700,000.

The median price of a house in Mareeba Shire is $392,500 and has remained fairly steady for the past 12 months, with 238 houses sold, according to CoreLogic data.

A five bedroom, five bathroom house on the riverfront 5,309sq m at 3-5 Ciobo Close sold for $900,000 in October to top the market for 2021 in Mareeba, according to CoreLogic.

Amaroo Estate will ultimately comprise more than 400 lots.

Wylandra Estate on Gallo Drive has 115 homesites with the latest release being 15 sites sized between 3300sq m and 6500sq m.

A 4.77ha parcel of land at 30 Peters St has a development application in place for 36 blocks and is on the market with RE/MAX.
