A FAMOUS Coast building that once housed the Millars Antique showroom and a surf shop, is the latest venue in one of the city’s burgeoning dining hot spots earmarked for a major makeover.

A PRIME corner site at Nobby Beach is set to be transformed into a swish new retail and or restaurant venue.
The iconic building, at 2251 Gold Coast Highway, at the northern end of Nobby Beach, was the Millars Antique showroom until 2008, when surf shop Local Knowledge, a wholly owned subsidiary of Billabong International Limited, took over the site.
The two-storey building is now set to undergo a major refurbishment to maximise its prime beachside location and potentially accommodate multiple tenancies.

Preliminary designs have been drawn up for the new-look building in what has fast become one of the Coast’s most popular dining areas.
The existing building has 805msq of lettable area and a land area 979 sqm, with future redevelopment potential. The interior currently boasts high ceilings and a large staircase to a mezzanine level.
The site is large enough to accommodate a potential extension of the upper level over carparking at the rear of the building off Wave Street.

CBRE’s Cody Buck said the high-profile property offered unique and flexible opportunities to retailers, with potential to extend the building’s footprint.
“It’s a pretty rare opportunity,” he said. “It’s not very often something 800sqm plus becomes available in such a tightly held precinct as Nobby Beach.”
Mr Buck said the refurbishment could potentially cater for anywhere from one to four tenants and include an alfresco dining area.

Mr Buck said the site was within easy walking distance for 5798 residents, a 10-minute drive from 55,816 residents and 15 minute drive from 122,208 residents.
Under the current town plan, the site is approved for three storeys but has re development potential in the future once the light rail extension is delivered.

“We have had such a wide variety of potential users come forward — from food and beverage to office, retail and medical,” Mr Buck said.
“We’re being guided by the market as to who and what will occupy the site.”
CBRE has also listed a ground floor and rooftop space for lease at 2247 Gold Coast Highway Nobby Beach as suitable for a restaurant.
