Maritimo owner Bill Barry-Cotter develops prestige industrial units with agent Leonie Smith

MARITIMO boatbuilding business owner Bill Barry-Cotter has teamed up with property agent Leonie Smith to develop five ‘prestige’ industrial units on Maritimo land at Coomera.

MARITIMO boatbuilding business owner Bill Barry-Cotter has teamed up with property agent Leonie Smith to develop five ‘prestige’ industrial units on Maritimo land at Coomera.

A designer whose work has ranged from penthouses to superyacht interiors has had a role in the project, which is on the verge of completion.

The units all are to be sold, with one of them already leased to Wesfarmers.

The Barry-Cotter/Smith project is in the Ford Road Industrial Estate, a five-lot subdivision at 9-27 Ford Rd completed by Mr Barry-Cotter earlier this year.

Three of the titles have sold and the remaining two, spanning 2169 sqm and 2175 sqm, have been retained for the joint venture.

Ms Smith, of Smith Commercial, yesterday said two units were being completed on one lot and three on the other.

The units, ranging from 368 sqm to 642 sqm, have five-metre high roller doors, eight-metre internal heights for extra wall-stacking, and access from Ford Rd with exit via a rear laneway.

Designer Toni Packer, of Toni Packer Design, was engaged to take the properties to a new level for industrial units.

She said she had chosen a sophisticated scheme of modern textured cladding materials to give the industrial units a high-end style.

“The colour schemes are practical neutral shades which encompass our Queensland climate and provide a fresh new approach to modern industrial buildings.”

The units are being marketed at from $870,000 to $1.547 million.

Ms Smith, who has been a commercial property agent on the Gold Coast for 31 years, has been overseeing Mr Barry-Cotter’s industrial properties for more than five years.

She said the Ford Road Industrial Estate occupied part of a larger holding bought from receivers several years ago.

“When we sought the subdivision approval, we succeeded in having the zoning changed from marine precinct to industrial,” she said.

“We constantly are being asked for larger units of from 350 to 700 square metres.

“These new units are addressing the market and we knew we were on the right track when we leased a unit to Wesfarmers during construction.”

Ms Smith said Mr Barry-Cotter, the largest building owner and landlord in the Coomera marine precinct, carefully considered the design, sizes and office ratios of the units.

“The niche in the market was for large strata units with high warehouse ratios and flexibility to add office space,” she said.

“All units have been designed to allow use of the mezzanine area for storage and have been finished with plasterboard walls and awning windows for natural air flow, so they can be easily customised for future office use.”

Ms Smith said the marine precinct was close to 95 per cent leased and running at record gross rentals of between $140 and $165 a square metre.

Andrew Clarke, the builder of the Barry-Cotter/Smith units, worked with designer Toni Packer to provide the buildings with exterior finishes usually reserved for luxury homes.

Mr Clarke has bought one of the Ford Rd estate’s titles and is building six units.

The other two titles have been bought by a furniture importer and a steel construction business.
