The Byron Bay rumour mill is running hot with talk the area’s most famous family is looking to put its sprawling $30m Los Angeles-style compound in the northern NSW hamlet on the market.

Chris Hemsworth and wife Elsa Pataky never fail to create excitement around Byron Bay and for months local real estate agents and cashed-up locals have fielded rumours that the Hollywood family wants to cash up from Broken Head Rd and move elsewhere in the popular hamlet.

The couple also reportedly inspected a large landholding at nearby Lennox Head, about 18km south of Byron Bay, which subsequently sold for between $14m and $15m to a couple of Sydneysiders who plan to use it as a holiday home.

Billed as the “opportunity of a lifetime”, the 9ha holding fronting 8 Byron Bay Rd attracted several other Byron Bay celebrities, who sent representatives to inspect it.

Several cashed-up couples from Sydney and Melbourne were also attracted to the in-demand site that was once a dairy farm.

Known as the Condon Estate, the site sports views over Seven Mile Beach from Lennox Point to Broken Head and features an older-style two-level, five-bedroom house perched on the top of the ridge.

Condon Estate selling agent Nick Bordin, of Elders, would not comment on the identity of the Sydney-based purchaser, but he said the site was zoned rural and could not be subdivided.

Mr Bordin said the acquisition would not settle until after Christmas, adding that the property attracted a lot of buyers who would normally go for the elite beachside precinct of Wategos at Byron.

“You pretty much have to rebuild the 40-year-old house,” he said.

Meanwhile, Sydney agent Michael Coombs said Byron’s property market started to slow down in May and June, with expats taking a break from their search.

But he said the extra Covid lockdowns across the eastern states had fired up buyers to search further afield than Sydney and Melbourne.

“The lockdown has reminded people of Covid and reignited issues as to why they want to move out of the cities,” said Mr Coombs, of real estate agency Atlas.

Mr Coombs secured a $22m record price for a house in Byron’s elite Wategos last year when long-time human resources executive Geoff Morgan sold his holiday house to Melbourne-based Brian Singer, a co-founder of Rip Curl.

Mr Coombs expects a busy September and October in Byron once Covid restrictions ease.

“You have a backlog of people keen to look,” he said.

“We will see a big rush after these Covid lockdowns lift.”

He has a European villa-style property fronting 13 Pacific Vista Drive, Byron Bay, on his books with an asking price of $8m-$8.5m. The six-bedroom and three-bathroom property features antique fixtures carefully curated over several years and a swimming pool out the back.
