Gold Coast developer Sunland applies for 44-floor, 99-unit tower on Hedges Ave, Mermaid Beach

SUNLAND has revealed its plans for a high-rise tower at Mermaid Beach — the first on Millionaire’s Row. Here’s how it will look.

SUNLAND has lodged plans for a luxury 44-storey tower on Gold Coast’s Millionaires Row, Hedges Avenue.

Their development application, lodged with Gold Coast City Council today, outlines plans for 99 apartments and skyhomes at 272 Hedges Avenue, on the northern end of the exclusive Mermaid Beach street.

The tower, which would be clad in shimmering reflective glass, is across the road from beachfront Pratten Park and would be the developer’s first Gold Coast high-rise in more than decade.

Sunland managing director, Sahba Abedian said a central philosophy of the proposed design was to complement the scale of the neighbouring residential towers, while “introducing a curvaceous new architectural language” to the Mermaid Beach skyline.

“272 Hedges Avenue is designed to present as an elegant, curvilinear landmark providing a sculptural marker at the southern edge of the expanding Broadbeach precinct,” he said.

“It encapsulates decades of refined design thinking and will be the culmination of the group’s efforts in advancing the residential built form.

“We view this as a defining flagship development in our portfolio.”

The site, just south of Broadbeach State School, falls 100 metres within the boundary of the Broadbeach area plan, which allows high-rises.

The neighbouring Peerless Ave marks the start of a three-storey height limit.

Some residents have already vowed to oppose it.

Mr Abedian said the proposed height of the tower was in line with existing and future high-rises nearby, including the approved 43 and 50-storey developments on Mermaid Avenue, and The Star’s 54-storey development on Casino Dr.

“Within the context of its urban surrounds, 272 Hedges Avenue presents both unparalleled design and location amenities, reflecting the high standards of lifestyle, quality and craftsmanship sought by the owner-occupier market,” he said.

“It is a design befitting the truly unique location and nature of the site.”

Mr Abedian said facilities would include a dedicated concierge service, swimming pool, spa, gym, sauna, steam room, and treatment rooms. Every residence is allocated car parking and storage bays.

“Generous balconies capture the unlimited coastal views, while a sweeping canopy at the base of the tower creates an exquisite sculptural connection with the surrounding streetscape and parklands.”

Sunland Group aims to launch the project in 2018.
