THE empty concrete shell of the Soul penthouse in Surfers Paradise is set to be transformed into a luxurious retreat for its tech-wizard owner complete with a cigar lounge, designer kitchen and feature chandelier.
New owner Andrew Koloadin has engaged Gold Coast-based Condev Construction for the mammoth nine-month job, which will involve 120 workers fitting out the four-level apartment to be ready by Christmas.
The penthouse has been empty for years and was stripped back to a shell in 2014 for a sale campaign launch at the start of 2015.
Hong Kong billionaire Tony Fung bought it at auction for $7 million complete with new designs but nothing was done with the property until its sale to Mr Koloadin for $6.5 million last year.
Mr Koloadin started website hosting business Digital Pacific 18 years ago and sold it to a US group for $52 million in 2017.
BDA Architects have drawn up designs for the 1040sq m apartment.

The plans include five bedrooms all with walk-in wardrobes, six ensuites, two powder rooms, dining and sitting rooms, two lounges, cigar lounge and bar.
There will also be a study, library, outdoor pool, two spas and rooftop barbecue area.
Other features include a designer kitchen, kitchenette, butler’s kitchen and fittings such as herringbone timber floors, stone benchtops, a home automation system controlling lighting, blinds and airconditioning, and a void topped by a chandelier.
Condev boss Steve Marais said it is the most extravagant penthouse job it has taken on so far.
The business community was invited earlier this week to take a look at the penthouse, as it stands now, for the launch of the Gold Coast Business Excellence Awards.
The launch attracted a who’s who of the political and business scenes including Mayor Tom Tate and Harvey Norman executive Steve Cavalier.
Mr Marais joked that the yellow vests people were asked to wear was not a health and safety requirement.
“This is actually a fancy dress party.”
A number of lucky door prizes were given out with Mr Cavalier scoring himself a ‘Tradie for a Day’.
