Top agents: The hustlers behind Qld’s most expensive real estate

QUEENSLAND’S richest real estate agents have been revealed, with the state’s top five deal-makers coming from the Gold Coast and boasting average sale prices of up to $8m.

Exclusive data from realestate.com.au has ranked the state’s selling agents by their highest average residential sale, with Amir Mian of Amir Prestige Group topping the list at a whopping $8.6m, based on publicly declared sales results over the year to March.

Business has been booming in the lifestyle hotspot, with the prestige sector underpinned by a lack of luxury homes, strong interstate migration, and unaffected by interest rate rises.

Among Mr Mian’s top sales in the past year is a Mermaid Beach beachfront pad, which sold to F45 fitness group co-founder Rob Deutsch for $19m, and a sprawling estate at Coopers Shoot for $22m.

Mr Mian said he had never been busier.

“I’m putting in to 10 to 12 hours daily, non-stop and I can’t keep up,” Mr Mian said.

“There are so many people moving up here. There’s so much appetite for our beautiful beaches, our beautiful hinterland, our beautiful boating lifestyle, our beautiful golfing lifestyle.”

Mr Mian said there were still plenty of buyers locally as well, but the problem was a lack of stock.

“The biggest question we get asked by the seller is; ‘If I was to sell, where do I go?’” he said.

But he said buyers were becoming more accustomed to paying a premium for a home — especially a turnkey one.

“Construction costs have gone up so the replacement value is now the same as in Melbourne and Sydney. Finally, the market is coming to terms with that and are now willing to pay.”

The data does not include off-market sales, private deals, or instances where the date of the sale is unknown. Agents with only a handful of sales were also excluded.

Coming a close second is Mr Mian’s rival, Michael Kollosche of Kollosche, who is a household name on the Gold Coast when it comes to prestige property.

Mr Kollosche has racked up more than $4.7b in settled sales during his 25 year career.

In the past 12 months alone, his median sales price was $8.2m, with one of his biggest deals being the sale of a mansion on ‘millionaire’s row’ — Hedges Ave, Mermaid Beach — for $21m.

Computershare co-founder Chris Morris, through his company Modara Grange, had picked up the six-bedroom, four-level mansion for only $15.75m in January 2021.

Mr Kollosche’s colleague, Harry Kakavas, is not far behind him in the selling stakes, with an average sale price of $7.7m on realestate.com.au, having sold an apartment in Hedges Avenue earlier this year for $12m.

Ivy Wu of Ivy Realty and Tolemy Stevens of Harcourts Coastal round out the top five agents with the highest average residential sale price in Queensland.

Of course, Noosa’s property market has also continued to outperform in the past year.

Nic Hunter of Tom Offermann Real Estate is the highest Sunshine Coast agent to rank on the list, with an average sale price on realestate.com.au of $5.8m.

Mr Hunter sold a picture perfect house on the water in Noosa Waters for $10m via an invitation-only auction, after the Hamptons-style property attracted a huge amount of interest, including 400 emails and 400 phone calls.

Ray White’s prestige property gun Matt Lancashire is the top Brisbane agent when it comes to average sale price on realestate.com.au.

With an average sale price of $4.6m per property sold on realestate.com.au, Mr Lancashire has settled $275m worth of residential sales this financial year — eclipsing his rivals at Place Estate Agents, Heath Williams and Sarah Hackett.

Mr Lancashire broke the record for the most expensive residential property ever sold in Brisbane last month when he negotiated the sale of a historic home at 101 Welsby St, New Farm, for a gobsmacking $20.5m.

He recently welcomed the arrival of his fourth child with wife, Caitlyn, smack bang in the middle of marketing Brisbane’s most expensive penthouse on the river in Newstead, which is set to fetch around $20m.

Mr Williams is also well known around town as a big deal-maker, with an average sale price on realestate.com.au of $3.9m.

One of his top sales in the past 12 months was an architectural mansion in Yeronga for $7.125m.

No stranger to a top agents list is Mrs Hackett, whose passion is luxury Brisbane riverfront properties.

Along with managing Place Estate Agents with her husband, Damian, she still loves the thrill of the groundwork and has an average sale price of $3.9m from the past year.

Mrs Hackett has been in the industry for 25 years, and is consistently recognised among the top female agents in the state, having recently won the award for the ‘Most Influential Woman in the Property Market’ at REA’s 2023 AREAs.

One of her biggest sales this year was a waterfront property in Virginia Ave, Hawthorne, which fetched $11m-plus.

Not far behind the trio is quiet achiever, Rachael Spinks of Spinks & Co, who specialises in tennis court properties in Brisbane’s western suburbs.

Ms Spinks has an average sale price of $3.82m on realestate.com.au.

Jason Adcock of Adcock Prestige made the list, after a successful 12 months of riverfront property sales, which included an $8.5m riverfront property in New Farm.

Also making the list of top selling agents in Queensland is Nick Roche, Tom Lyne, and Damon Warat of Ray White, Tyson Clarke of Queensland Sotheby’s International, Simon Caulfield and Drew Davies of Place Estate Agents, Fraser Evans and Ryan Evans of Re/Max Results, Ivo Kornel of SixtyFour Property, and Alex Jordan of McGrath Estate Agents.

Real Estate Institute of Queensland (REIQ) CEO Antonia Mercorella said she was not surprised to see such high average sale prices among the state’s top real estate agents.

“I’m not surprised our prices have held firm while other cities have experienced price slumps,” Ms Mercorella said.

“I think people have recognised the benefits of living in a city like Brisbane where there’s less congestion, yes, prices are going up, but relative to Sydney and Melbourne, we’re still more affordable.

“I think there’s a real sense of excitement surrounding our city now, and I think these property prices really reflect the confidence that exists in our market.”
