ANTICIPATION is mounting as developers finally pull the trigger on sales for the city’s most controversial and sought-after subdivision in years.

More than 400 prospective homeowners who signed up as pre-registered buyers will receive a complete price list on Wednesday morning for the first 40 home sites at The Palms in Kewarra Beach.

They will get a two-day grace period to lock in their blocks – starting at $259,000 – before the first stage of the Enclave One neighbourhood goes public on Friday.

Developer Darren Halpin expected a strong response from the early-bird pre-sales with the phone already ringing off the hook when word broke of the pending launch.

Stage 1 on Enclave One will include 40 home sites with another 47 in the second stage, and Enclaves Two, Three and Four to follow.

“It’s great seeing the demand, and I’m excited about being able to deliver on our promises with developing it,” Mr Halpin said.

The Palms journey has been a rollercoaster ride from start to finish.

A long-running campaign and legal appeal from neighbouring residents to block the redevelopment of the former Paradise Palms golf course collapsed in June after a settlement was reached between the two parties.

Mr Halpin is proposing a $300m-plus development complete with 2ha water park, tourist caravan park and villas, Catholic primary school and retirement village.

“We start construction for the school lot later this week,” he said.

“And we hope to start construction on bulk earthworks (for Enclave One) in the next four weeks.”

Settlement on properties is expected to be completed by June-September next year, with covenants in place stating construction must begin within two years of settlement.

Tight covenants are also in place to ensure green space and a vegetated barrier between existing homes and the new sites are maintained.

Lots range from 450sq m up to 2501sq m – although the largest block actually has 510sq m for a home site when areas earmarked for a vegetated buffer zone are removed.

In an email to pre-registered buyers, Property Shop Cairns sales and marketing director Ben Johnston said the blocks were priced to sell.

“Given the delays experienced with other recent local projects, we expect titles for Enclave One at The Palms to be released within the next 12 months,” he said.

“With property values on the rise, this is a great opportunity to lock-in at today’s price.

“Also included are plans of what I consider to be the most exciting aspect – the central park.

“It is the developers’ intention to spend millions on what will eventually become the number one park in Cairns.”
