Gold Coast housing prices skyrocket

Construction of an $80m “state-of-the-art” office complex in the heart of the Gold Coast’s health and knowledge precinct has been completed.

The eight-level Proxima complex, the first bespoke building in the Southport precinct, has signed a range of eight inaugural tenants, with deals negotiated by Colliers International with developer Evans Long.

Among them are Cancer Radiology and Therapy, Sanctuary Early Learning Adventure, Gold Coast Health Child and Adolescent Services and Mater Pathology and Nursing Practitioner – Navigating Health.

Colliers agents Bede Blatchford and Renee Hughes said just one full-floor of stock, around 1323 sqm, and a handful of small tenancies remained in the building.

“The market has embraced Proxima which has further solidified its position as the pre-eminent building in the heart of what is undeniably the Gold Coast’s leading health precinct,” Mr Blatchford said.

“We have experienced unprecedented interest in the newly completed building as businesses look to establish themselves in a high-quality building within a blue-chip location.

“Now that the building is completed, we have found that tenants are very keen to inspect the facility and are extremely impressed with what Evans Long has delivered in terms of a new generation health asset.”

The building was first announced in 2020, is part of Lumina, a 9.5ha section of the precinct which was earmarked by the state government for life sciences, health and technology-related businesses.

At the time the government said Lumina would “take 10 to 15 years to deliver and contribute an extra 12,000 jobs and an additional $1.4 billion to the state’s economy”.

However, its construction was long delayed, with an original completion day of 2022 announced.

Evans Long Director Dirk Long said the take-up of the tenancies had exceeded expectations.

“We are thrilled with the take up of tenancies within Proxima and we are continuing negotiations with a number of interested parties within the health care sector,” he said.

“Recent commitments include Child Youth Mental Health Service who are occupying a whole floor, a bespoke birthing suite focusing on low risk water births, as well Sanctuary Early Learning Adventure who will be relocating its head office from Ashmore to the building.”
