Prestigious Toowong apartment complex almost 90 per cent sold before completion

A prestige Brisbane apartment complex has sold 90 per cent of its offerings before construction has begun. See the concept pics

A LUXURY inner-west Brisbane apartment complex promising a resort lifestyle has proved popular with local buyers with 90 per cent of its offerings already sold before its completion.

The complex located at the junction of Sylvan Road and Earle Lane in Toowong, One Earle Lane is being developed by Brisbane based developer group Azure and designed by Melbourne based group Conrad Architects.

The complex contains 90 exquisitely designed residences over eight stories and a roof top offering one, two and three bedroom residences, including four sky penthouses and four parkview suites.

Each apartment offers open-plan living and floor to ceiling windows inviting natural light.

Amenities of the project include a private dining area, cinema, gymnasium, yoga studio, sauna, steam room, hot and cold plunges and a 25m heated pool.

Sales and Marketing Director of Azure Development Group Trent Keirnan said the fundamental premise of the project is all about location.

“To have a site in such an affluent suburb that is north facing on a corner overlooking a beautiful park is an X Factor location for real estate which is hard to get with the development industry and changing face of Brisbane,” he said.

“The site was a no-brainer; the proximity to the Wesley Hospital, the river loop, good schools, shops, transport and being right on the doorstep of the Brisbane CBD is pretty special.

“When we purchased the site, a previous developer had been approved, and we felt it was an over-densification of the site. We went through an extensive research phase to ensure we could put the appropriate project on the site.

“Producing an eight-storey building focused on a north orientation. As part of the design ethos, we wanted to create a timeless structure with international architectural principles, timeless materials, and a strong architectural presence.

“The value for money that a resident has in this complex would have to be in a far more dense complex.

Mr Keirnan said they only have eight to 10 apartments available to buyers.

“Construction has been challenging, and we’ve seen projects unable to get started across Brisbane. Out of the 90 available apartments, there are only 10 to go. Most of our purchases are from local people, and it’s a testament to a genuine quality product; they vary in the mix.

“We’ve started construction; we’re underway digging basements but looking forward to seeing the project come out of the ground.

“It has been an amazing journey; we have a diverse group of residents, a lot of downsizers that are extremely loyal to the western corridor, we’ve got several younger families as well,” Mr Keirnan said.

“With some of our smaller apartments, we’ve had a couple of people working at the university. We’ve also been surprised by how many families have bought into the project. It has been a refreshing surprise.

“What happens in the luxury market is that buyers are more confident; they’ve seen the cycles of the market more and the economic supply and demand.

“Respectfully, interest rates have been at a record low for decades, and what we’re seeing in the luxury market is people making decisions based on where they want to be and where they want their family to be.

“People will adjust their spending habits in accordance with affordability.

“We’re growing into an international city; what we see is a natural trajectory of a growing city.”

The project is expected to be completed in the fourth quarter of 2024.
