NAPLAN V home prices: Small but mighty Qld schools get top marks

A tiny rural school with the slogan “nothing but the best” has emerged as Queensland’s top bang for buck primary school due to its strong NAPLAN results and affordability.

A tiny rural school with the slogan “nothing but the best” has emerged as Queensland’s top primary school for both academic results and affordability.

Established in 1904, Mount Tyson State School offers prep to year six, and had 48 students enrolled last year, according to its most recent annual report.

But this small but mighty school can now also lay claim to being Queensland’s top Bang for Buck primary school.

News Corp has launched Bang for Buck, a unique data piece that identifies high performing state schools and the most affordable property markets within their school catchments.

Using the latest NAPLAN data, median home values supplied by PropTrack and school catchment maps, the analysis then applieda weighting of 70/30 to determine a final Bang For Buck ranking for 709 Queensland schools.

Top of the list for primary schools is Mount Tyson State School (SS) in Toowoomba, which has a NAPLAN ranking of 10 and a median house value of $704,600.

But it is slim pickings in Mount Tyson itself, with the only property now under offer.

Nearby Linthorpe has three properties for sale, with one farm already under offer, while a three bedroom house on over 60ha at Aubigny is listed for offers over $1.95m.

Ray White Rural agent Geoff Byers said properties in the school catchment were tightly-held. “There are a lot of long term, family properties there,” he said.

“So we get a lot of interest when one does come up.

“The location and it being a small country school is attractive.”

Mount Tyson was home to 280 people and 76 families during the 2021 census, according to the ABS.

For unit buyers, Montville State School came out on top, with a 2023 NAPLAN rank of 20 and median price of a $1,203,300.

It had 104 students enrolled, according to its latest annual report.

For secondary schools, Bell SS, which offers schooling from kindergarten to grade 10, came out on top for house buyers, with a NAPLAN rank of 14 and a median catchment price of $280,200.

Located 40km from Dalby, it had 101 students enrolled in 2022.

Meanwhile, Cairns SHS earned the top bang for buck spot for units in the state, with a NAPLAN ranking of 20 and a median price of $614,100.

“Cairns SHS is highly sought-after and I have had buyers willing to pay a premium to be an extra street over to enesure theyare within the zone,” he said.

“And it is not just buyers either, we have had people go out of their way to rent within a certain catchment.”
