A landmark Bowen Hills site has been given the green light for a $140m residential development on the northern fringes of Brisbane.

Property developers Cintra Property and Core Property Partners are set to transform the 4,092sq m site at 23-39 Abbotsford Road into 122 luxury apartments across two eight-storey buildings.

The apartment complex will be connected by a beautifully restored heritage-listed residence dating back to the 1870s that blends the past with the future.

Core Property Partners Managing Director Nathan Andersen said The Abbotsford is an inner city project with a real focus on how residents want to live.

“The work-from-home movement has inspired our colleagues and design team to create a space where you want to stay in your apartment,” Mr Andersen said.

“We’ve had a broad range of interest, and we’re seeing the downsizers seeking to stay in the area from Windsor, Newmarket, Lutwyche, and Albion. These buyers are drawn to lock up their space, go on holidays when they like, and have multiple bedrooms, study areas, ample storage and a large living area. Mr Anderson said the project has seen a high range of interest from downsizers to young professionals.

“We’ve seen young professionals starting a family but maintaining connectivity to amenities but still having the ability to meet their mates at the gas works, The Valley and Howard Smith Wharfs,” he said.

“We’ve also seen parent buying their younger adult children apartments as an investment for their family. If their child is going into university or starting in the workforce pro, vide something that feels liveable.

“From an internal perspective, we’ve considered European appliances throughout, but they are of good quality and attractive price points. The stone benchtops and good quality timber flooring provide the feel, desire and environment.

Mr Anderson also said he was excited about the Brisbane apartment market as the trends are moving.

“Unit living, especially in Brisbane, is something people are seeking; from that, we’re looking at better materials from a usable and liveability perspective,” Mr Anderson said.

“We want to improve the quality of apartment living by moving away from the investor product, and that’s what purchasers seek.”

The interiors designed by acclaimed studio DKO Architecture are set to take inspiration from the heritage residence and Brisbane’s contemporary subtropical lifestyle.

The two- and three-bedroom apartments feature expansive living areas, study zones, and oversized balconies that are oriented to maximise privacy and views.
