Gold Coast housing prices skyrocket

A LONG-empty site on The Spit will be transformed into a $100m luxury complex which will be the peninsular’s first all-residential development.

Developer Gordon Corporation, headed by experienced builder Tim Gordon, has filed plans with the Gold Coast City Council for Village Centre.

It is a three-storey project which will be built next to Mariner’s Cove and is one of a new wave of projects to revamp the southern Spit.

It will have 30 residential units and is expected to have a maximum of 75 permanent residents in a mixture of two, three and four-beroom units.

Features include a giant rooftop pool, 64-berth dock for vessels including superyachts and a marina lounge with 1154 sqm of dining and 289 sqm of retail.

Construction is expected to begin in late 2023 and completed in late 2023 or early 2024.

The project is expected to create more than 300 jobs during construction and 100 jobs once fully operational

In documents filed with council, Gordon Corp says the complex will “grow a green peninsula” by establishing “a sustainable and resilient landscape” while promoting tourism with a “vibrant village centre with a rich variety of communal spaces”.

Main Beach residents have welcomed the new development, which complies with the height limit in The Spit commercial zone. But they are concerned about smaller businesses struggling in the area.

Main Beach Association leader Sue Donovan said: “The MBA welcomes the fact the development will comply with the Spit Master Plan which is supported by the current government.

“The proposed development should revitalise the Marina Mirage precinct which has suffered a downturn in recent years, losing many of the restaurants and retail outlets that previously made it such a drawcard.

“However, we are very concerned for the future of the many small water tourism businesses which are in the process of being driven out of the area by the redevelopment of Ridong Plaza – formerly Mariners Cove.”

The MBA also wants to know what the Government’s plans are with nearby sites.

“As well, we know that the government is seeking to find a new lessee for the Gold Coast Waterways site, which begs the question, where will the water police and the Waterways authority be relocated,” Ms Donovan said.

“We hope that the Government in its desire to maximise the return from these unique sites hasn’t lost sight of the interests of businesses such as the jet skis that cater for the interests of ordinary people rather than the owners of super yachts.

“In assessing the Gordon proposal, the Government must look at the big picture, which includes the adjoining sites of Marina Mirage, Ridong Plaza and the Waterways and water police buildings.”

The complex will have 76 residential carparks, and 133 for commercial purposes.

A traffic report by Bitzios found the complex would put an extra 81 cars on the road.

Gordon Corporation have been building in Queensland for more than 30 years.

Village Centre is the second major project proposed for the revamp of The Spit, with Ridong Australia pushing ahead with its own $100m redevelopment of Mariner’s Cove.

The rundown complex will become Ridong Plaza and will feature high-end dining, an aquatic performance area and revamped marina.
