$2m development at planned for Iona Avenue, Belmont property

A Belmont property will be bulldozed to make way for four two-storey units not far from Roslyn Road. See the designs.

A Belmont home which sold for $850,000 last year would make way for four units under plans lodged with the City of Greater Geelong.

If approved, the $2m project would see four two-storey homes built which range between 115sq m and 155sq m. All properties would share at least one wall.

The property at 18 Iona Ave also faces Violet St and is 600m from Barwon Valley School, 700m from Highton Preschool and 1km from Bellaire Primary School.

“The proposed dwellings provide an increased housing diversity outcome for the site and a contemporary built form consistent with the outcomes sought by council’s increased housing diversity area policy,” a planning report which supports the redevelopment reads.

“The dwellings provide a high level of internal amenity for future occupants and deliver good areas of north facing secluded private open space in the form of a balcony accessed off the open plan living area of the respective dwelling.

“Sufficient car parking is provided for each dwelling to meet the requirements of (council’s planning policy).

“The proposal meets with the garden area requirements of the general residential zone and

the dwellings are below the maximum height permitted within the zone.

“Overall the development provides an appropriate response to the site and surrounds.”

Each unit of the development would be connected to a 2500L rain water tank and would contain features to improve the dwelling’s energy efficiency.

The proposed development site is not far from McDonald Reserve, Highton and Montpellier Park, Highton.

The plans for the development will be available for public comment until March 20 on Geelong council’s planning application website.
