More than 50,000 new homes and 66,000 jobs will be fast-tracked by the State Government’s newly-formed Planning Delivery Unit in four key projects spanning dozens of suburbs across Greater Sydney.

Planning Minister Rob Stokes revealed the fate of each multibillion-dollar proposal — including a single plan to deliver 27,00 homes and 50,000 jobs along the 20km stretch of Parramatta Rd between Granville and Camperdown.

Mr Stokes said the four major projects would be the first tackled by his new Planning Delivery Unit, setting an eight week deadline for the team of 30 planners.

The $31 billion Parramatta Rd Corridor development, one of the largest plans to be tackled by the new planning unit includes a vision for an addition 56,000 people living within the along the “economic spine” of Sydney.

It includes plans for a massive retail hub in Auburn; a specialist medical precinct in Camperdown; new town centres at Granville and Kings Bay; new “high-quality, high frequency public transport” and 34km of new and upgraded pedestrian and cycle links.

The proposal, which has been stuck in the planning system since 2016, would also create 66ha of new parks and water courses, thousands of new trees and a smart parking strategy.

Upon the release of the Parramatta Rd plans, Mr Stokes said the transformation aimed to revitalise one of Sydney’s most “rich and interesting urban corridors”.

“The overall vision for the Parramatta Rd Corridor is for improved transport choices, better amenity and balanced growth of housing and jobs,” he said. “The Parramatta Rd Corridor of the future will offer residents and road users improved transport — including more efficient and reliable public transport, and walkable neighbourhoods.

“It will be a better place to live and work, while preserving the things we love about our local areas.”

An extra 6800 homes, and a whopping 16,500 jobs is also earmarked for the St Leonards and Crows Nest 2036 plan — set to be determined through the fast-track scheme.

The future vision for the region south of the Gore Hill Freeway sees the expansion of the Health and Technology sectors over the next 20 years, alongside a “diverse range of homes supported by open space, community services, cafes, restaurants and unique local retail experiences”, according to a NSW Planning representative.

“The village atmosphere of Crows Nest will be retained, with Willoughby Rd continuing to

be a vibrant high street that is valued by the community and an escape from the hustle

and bustle of modern life,” the planner said.

“A connection to the past will be maintained by protecting heritage conservation areas in Naremburn and Holtermann Estate, celebrating the historic character of the area.

“St Leonards Core will be revitalised through a balance of commercial and residential development, providing lively and active streets, safe and interesting laneways for people, and sunny tree-lined public spaces.”

The Southwest Sydney suburb of Glenfield will see 7000 homes, a sporting hub and “enhanced local centres” developed as part of a reimagining of the Hurlstone Agricultural School.

Plans include a range of housing surrounding Glenfield Station to create a “walkable neighbourhoods that benefit from a high level of accessibility to jobs, both within the precinct and nearby centres; open spaces; shops and community facilities”.

A NSW Planning spokeswoman said the vision for the expansion of Glenfield was to retain the existing character of the region through a range of detached homes and townhouses.

Taller apartment buildings will be clustered around Glenfield Station to “ maximise pedestrian activity and increase trade for local businesses”.

“The precinct provides a range of recreational and passive open space which will provide for future population growth,” the NSW planning representative said.

“There are opportunities to reconfigure and improve the open space around the strip of shops at Glenfield Station, to make better use of the investment made in the station infrastructure.

“Future development on the western side of the railway would need to ensure that adequate opportunities for passive recreation and active transport connections to key local destinations are provided.”

While in Sydney’s booming northwest suburbs of Marsden Park and West Schofields, plans for an eye-watering 10,000 new homes, 18 new playing fields and a range of new parks will also be decided on.

According to a planner for the project, parks and open space were spread out across the precinct to allow access close to home, while Garfield Rd would also set to be widened to accommodate tens of thousands of new residents.
