Property developer Phillip Wolanski behind residential development proposal at Guilfoyle Ave

A prime spot only a stone’s throw from the Intercontinental Hotel has been marked as the location for the next luxury apartments to grace Double Bay.

A prime spot only a stone’s throw from the Intercontinental Hotel has been marked as the location for the next luxury apartments to grace Double Bay.

A $9.7m development application to build new residential apartments with basement parking at 17-19 Guilfoyle Ave has been lodged with Woollahra Council, with prominent property developer Phillip Wolanski linked to the project.

The apartments last changed hands in 1991, according to official records.

Sydney property investment and development firm Denwol Group lodged the plans this week for the proposal, which will join a busy list of residential and commercial developments in the works at one of Sydney’s richest postcodes.

As of September, 20 sites had been recently approved for development, were under construction or had been constructed at the Double Bay village centre, according to Woollahra Council.

Phillip Wolanski’s Denwol Group is behind a raft of eastern suburbs luxury developments, including Bellevue Hill’s Splendour apartment complex and the Archibald, currently under construction at Bondi Junction.

Several major projects have been recently been given the green light to add to Double Bay’s growing skyline, including Fortis’ $17m luxury commercial project Ruby House, which will see five land holdings at Bay St and New South Head Rd amalgamated for a five-storey office development.

Other projects currently proposed include a $5m mixed-use building featuring shops, office space and serviced apartments, and Eduard Litver-backed, Koichi Takada Architects-designed residential project, at Knox St.

Mr Wolanski recently snapped up a trophy home on prime real estate himself, buying the Vaucluse home previously owned by financier David Coe’s wife Michelle Coe for $12.5m in 2019.

A representative for Mr Wolanski said the developer declined to comment but would share more on the project as it progressed with the council.
