Plans unveiled for new hotel tower at Bondi Junction

Bondi Junction could soon be home to an 11-storey ‘lifestyle hotel’.

Plans have been submitted to Waverley Council for the $36 million project in Hollywood Ave.

Student accommodation company Iglu is behind the project. However the firm has said the site will not be targeted towards students and instead part of its expansion into the ‘lifestyle hotel’ market.

Lifestyle hotels are geared towards making the customer feel more like a local than a tourist. They typically offer longer stays, with the planning documents stating guests will be able to check in for up to three months.

The development application states the hotel will provide customers with “a stimulating, personalised environment and an experience that allows them live like a local”.

“The lifestyle hotel model target market is typically focused on providing a product desirable for young, urban professionals and creatives, who are environmentally aware and sensitive to the local environment,” the documents adds.

The 11-storey 35.8 metre development exceeds the area’s height restriction of 32 metres.

In arguing for the transgression to be overlooked, the developer states views from neighbouring buildings will not be obstructed adding that the hotel will have a positive impact on the local streetscape.

The proposal includes knocking down the buildings currently at the site, 5-11 Hollywood Ave.

The 198 rooms will each be ensuite and have a kitchenette. At ground level there will be a lobby, conference rooms, office space, gymnasium and a cafe.

There will also be a roof garden including lounge and terrace area.

Concluding the application the developer states the hotel is in the public interest as it provides a “high quality architectural development”, promotes public transport and enhances Bondi Junction as the “primary commercial and cultural centre within the eastern suburbs”.

The developer states that it will also provide jobs without any adverse impacts on heritage, the environment or surrounding developments.
