Luxe Bellevue Hill home development application upheld at Land and Environment Court
A luxe $2.5m home reno plans by an Ibrahim to demolish and rebuild by a prominent name in Sydney’s East have been upheld by the land court after council rejected them earlier this year.

Extensive renovation plans for a Bellevue Hill property have been given the green light, after they were rejected by the local council.
An appeal lodged by Bashar Ibrahim and developer Attena Group Pty Ltd has been upheld in the Land and Environment Court for $2.5m property on a 650 sqm parcel at an exclusive eastern suburbs street.
The plans were refused by Woollahra Council in May before the appeal was sent to the land court.
The development would demolish the existing 1970s-era property and replace it with a sprawling part two, part three-storey home with basement parking, a swimming pool and landscaped gardens along with panoramic harbour views.
The five-bedroom property will also feature a bar, wine cellar, internal lift and swimming pool along with a balcony overlooking the harbour.
Documents submitted to the council by urban design consultants GSA Planning state the proposed property was compatible with the existing and emerging residential character in the street and would positively contribute to the exclusive precinct.
“When viewed from Bellevue Road, the proposal will have the appearance of a single-storey dwelling with a flat roof and a driveway connected to the garage below which will not be a dominant feature,” GSA Planning documents state.
“The proposal also provides a stepped built form at the rear to respond to the topography of the site and minimise excavation volume”.
The judgement by the court states amendments to plans – which were approved by the council – including changes to the structure to prevent overlooking into neighbouring properties, changes to car access and the retention of trees at the site led it to uphold the appeal.
Property data shows the 136 Bellevue Rd address was listed for sale in October 2022 however no sale details had been formally recorded. The property has been advertised by LJ Hooker Bondi Junction as of July as having an “abundance of scope to renovate, rebuild or redevelop”.
