East meets best: Sydney’s prize property palaces

THE sale of the Double Bay mansion Elaine a month ago has turned the world’s eyes on to the magnificent trophy homes of Sydney’s east.

With the price now widely understood to be $71 million, prestige agents say there’s been an increase in international interest in exclusive homes currently on the market.

Agents are now on the lookout for the “next” Elaine, although they also point out that every trophy home is unique. That’s what makes them so special.

And wealthy homeowners, who have had their homes on the market for, in some cases, years have become even more determined to hold out for their pie-in-the-sky price in the wake of the Elaine purchase by 37-year-old software entrepreneur Scott Farquhar.

While Ken Jacobs, the Christies agent who sold the seven-bedroom, five-bathroom 1860s home on a 7000sq m waterfront block, hasn’t discussed the buyer’s identity or the price, he does say the Elaine sale has been a game-changer, proving his $70 million sale of James Packer’s Bellevue Hill mansion in 2015 wasn’t a freak event.

“Both sales are very significant from an international perspective as they have recalibrated the Australian market in line with trophy international properties,” Mr Jacobs said.

The sale took three-and-a-half years to achieve and Mr Jacobs says it was a unique property because of the “extraordinary landholding” on the waterfront. A buyer’s agent had suggested it might sell for $100 million when it first hit the market.

Sothebys International agent Michael Pallier, who has the most trophy home listings in Sydney at the moment, said they take, on average, a year to sell.

“Often the vendor falls in love with their own home and value it higher than the rest of the market,” Mr Pallier said. “And you need a few people to go through to establish what it’s really worth.”

However, Mr Jacobs said there are definitely higher-priced properties on the way in the Wentworth Courier’s exclusive property playground.

“We’ve already had a $100 million offer on John Symond’s property, so we’ve there are buyers out there at that price point.”

Aussie Home Loans legend Mr Symond made the decision to withdraw his Point Piper palace from the market over the Christmas break; and he sold his nearby apartment for $13.5 million instead through LJ Hooker Double Bay kingpin Bill Malouf.

Mr Jacobs says no homes have emerged in the price range of Elaine or the Symond property just yet, but “we’re always looking”.
