Another retail and commercial block could be bound for the heart of Double Bay with the fresh plans adding to the hive of development taking place in the area.
The site of the proposed four storey development is 384 New South Head Rd which currently houses the 1788 Residences sales office.
1788 Residences is a boutique apartment block currently under construction at nearby 20-26 Cross St which broke records with a $13.75 million off plan penthouse sale.
The part two, part four storey block proposed for New South Head Rd will have basement parking.
The development would involve the demolition of the existing one to two storey building.
The ground floor would remain as a retail space with the other three levels dedicated to commercial offices.
The site, which backs onto Knox Lane, has a height limit of 14.7m.
However, the plans are for a 16.49m structure when taking into account the plant room located on the roof.
Developers argue as there are buildings to the immediate north and west of their site which bust height controls standing at up to 18.1m, their proposal is consistent with the neighbourhood.
“Having regard to the minor variation and the lack of impact there are sufficient environmental planning grounds to justify the control,” documents before Woollahra council read.
“We note that the Court has recent established approvals in Double Bay for height significantly above the standards.”
The proposal on the 353.2 sqm site will present as four storey on the bustling New South Head Road and Knox Street side and two storeys from Knox Lane.
The parcel of land was last sold in 1997 for $3.6 million to Darling Point based investment firm S and L Holdings.
