Wagga City Council considers development application for heritage home

A Melbourne-based developer has come up with a vision for a makeover of one of Wagga’s many heritage listed homes. We reveal the plans for this Victorian style home.

A $770,000 makeover of a heritage listed home could soon take shape on a prominent Wagga street.

Wagga City Council has yet to decide on Melbourne developers Architecture Pty proposal for 48 Fox St.

The building is from the Victorian era and was substantially renovated during the inter-war period, and the developers are hoping to transform the space into the modern era while keeping heritage undertones.

“The developer seeks approval for a demolition of rear non-heritage skillion roof extension, veranda, metal clad garage and shed, retain existing heritage chimneys and roof form as viewed from Fox Street,” the proposal states.

The planning documents reveal as well the “construction of ground floor extension to accommodate new kitchen, dining and living spaces”.

“Construction of a ground floor pool and pool deck located along the northern boundary (and) construction of first floor extension along the northern boundary and construction of a rear double storey garage along the western title boundary,” the document states.

In the plans it reveals the existing Fox St facade and fence will be retained and the proposed second storey ridge line has been positioned furthest from Fox St, while adopting “pitched roof forms which angle away from Fox St, minimising visual impacts upon the heritage streetscape”.

The developers believe it is a carefully considered proposal in the context of the surrounding neighbourhood.

The council is considering the proposal.
