The Oaks Ranch: Mossy Point resort propose tourist villas, residential subdivision

A luxurious 121ha estate on the idyllic south coast – featuring its own boutique hotel, restaurant and golf course – has plans to super-size with 90 houses and 75 holiday villas proposed with council.
The Oaks Ranch, located at 340 Old Mossy Point Rd, has a $22m development application (DA) before Eurobodalla Council to construct 75 luxury accommodation villas and subdivide a portion of land into 90 residential houses.
The Oaks Ranch owner Martin Cork said the move would allow for the growing resort to house more tourists, while also putting more homes into the market.
“There is a huge housing shortage problem in the Eurobodalla, particularly with affordable housing,” he said. “Our hope is these 90 homes will begin to fix the problem, putting much needed homes into the market.”
According the DA plans, the 90 homes will be larger cabin-style homes with the lot sizes ranging from 380sq m to 560sq m.
The proposed development comes months after Mr Cork completed major renovations at the ranch – which he and wife Lisa Cork purchased in 2004 – to bring new life into the existing facilities including the 14 accommodation units, pool, bar, restaurant and resort hall.
Mr Cork said the 75 resort cabins were an important part of the proposed development, as the resort needed more room for guests to stay.
“This could also help with the housing problem, as there are so many homes in the Broulee area which are empty most of the time because they’re holiday homes,” he said.
“So, by having this amount of holiday villas, we think quite a few people will put their holiday homes back into the market and stay at our villas instead, freeing up the market for more community members looking to buy.”
Mr Cork said the construction of the residential homes and villas would progress in separate development applications.
“This is a staged thing and once this part is approved, each house and villa will have its own DA with council to keep is moving quickly,” he said.
Mr Cork said if approved by council, the development was expected get started in the first quarter of 2024.
The Plans:
The $22m proposal states 75 new villas will be constructed, as well as a 90-lot subdivision for 90 residential houses which would be built and sold.
Each accommodation villa will include a plunge pool, multiple bedrooms, living room, bathroom, veranda overlooking the resort’s nine-hole golf course and two carparking spaces.
The residential homes will be similar, with DA documents indicating they would also feature multiple bedrooms, living rooms, studies, kitchens, bathrooms and a plunge pool.
Mr Cork said while some land clearing would need to take place to construct the villas and the residential houses, it would be “extremely minimal” as the land was already quite cleared.
“Our ecologists have conducted many flora and fauna studies across the property and the design of the estate has accommodated any of the sensitive ecological communities there will be many areas of rehabilitation of degraded land etc, so the whole process has been extremely and carefully thought through from an ecological perspective,” he said.
