Nowra: Plans to convert Moss Vale Rd farmland to 148 home subdivision

A large parcel of farmland in a NSW south coast town could be converted into a 148 home subdivision, if $9m plans are approved by the state government.

Farmland outside a NSW south coast town could soon become a large housing development, if plans for a subdivision of more than 100 homes is approved by the state government.

The $9.m development was proposed for 220 Moss Vale Rd, Badagarang, outside Nowra by developers Cambewarra Park Pty Ltd and currently sits with the Shoalhaven Council and the NSW Regional Planning Panel.

Planning documents showcase the subdivision of the farmland outside Nowra, creating lots for 148 homes.

The proposal also reveals the construction of a new road off Moss Vale Rd to allow prospective homeowners to access their properties.

A spokesman for Cambewarra Park Pty Ltd said the proposal was needed to meet growing needs for housing in the Nowra region.

“This development will meet the changing housing needs of the wider Nowra-Bomaderry community and provide for the continued growth of the regional growth centre,” he said.

“The site’s total area is approximately 83 hectares and is irregular in shape, and is generally bounded by Moss Vale Rd, Abernethys Lane and Bells Lane.

“The site is currently characterised as rural-residential, with a single residential dwelling occupying the site, which is surrounded by a range of ancillary structures such as sheds, greenhouses, as well as interspersed native and exotic vegetation.”

Documents reveal due to the original nature of the block and use as a farm prior to being bought by developers in 2023, the plan would include the removal of vegetation and the “dewatering” of five dams.

“A range of other small-scale structures ancillary to the grazing use of the land would also be removed,” the spokesman said.

Despite these removals, the plans state the original farmhouse is located outside the subdivision land and, therefore, will not be removed as part of the construction.

The proposal comes at a time where the Nowra region is in dire need of more housing, according to Nowra Ray White director Craig Hadfield, who previously told The South Coast News there was not enough new homes being built in the area.

However, Mr Hadfield said these homes should be built in town CBDs, as opposed to rural areas.

“I think we need to look at constructing these homes in the CBD, not in rural areas, which are used for farming and other agricultural industries,” he said.

“I don’t argue against more development, but it’s very important where it goes.”

The proposed housing development for 220 Moss Vale Rd, Badagarang will be determined later this year.
