Moss Vale Road South, Cambewarra: New estate fuels housing boom
Plans have been released for a new housing estate just outside a busy South Coast CBD, turning vacant agricultural land into more than 220 homes.

A $13.7 million plan to tranform vacant agricultural land into 228 residential blocks as part of a South Coast housing boom overlooking the Camberwarra Range has been proposed.
More than 850 homes are proposed for the estate along Moss Vale Road South - part of Shoalhaven Council’s Urban Release Area plan - a long-awaited expansion in Cambewarra, with many homes expected to have views of the landmark Cambewarra Range.
It is one of six new development areas originally identified in the Nowra-Bomaderry Structure Plan to provide more housing aross the region.
The latest proposal, from applicant Watersplash, involves a 232-lot subdivision between Taylors Lane and the south side of Moss Vale Road. The $13.7 million plan includes lots between 300 square metres and 950 square metres and four green spaces.
The council has estimated about 840 residential lots will fit in the Moss Vale Road South area with more to come on the northside of the road.
The land release will also include access to 9.8 hectares of open space, tree-lined boulevards and enhanced transport networks, including active transport options if approved.
Since November 2017, four applications have been submitted proposing to subdivide land about 15 minutes drive northwest of Nowra’s CBD.
So far, the council has approved just one 46-lot subdivision proposal for the Taylors Lane area. Three others are still in the referral stage.
Shoalhaven Mayor Amanda Findley said it was going to be a long road until all the homes were built, but the various sizes of the blocks cater for people with lower incomes, singles, families and retirees.
“The smaller blocks are all about affordable housing,” she said.
“The larger blocks are similar to the traditional blocks in Nowra.”
