Housing for the over 55’s is set to see a boom in Port Stephens, with a $16 million development proposal for a seniors living community at Tanilba Bay.

A new multimillion-dollar seniors living community has been proposed for Port Stephens on land previously owned by the Tilligerry RSL Sports Club.

An almost $16 million development application to build 38 self-contained single storey units and community facilities at Tanilba Bay is pending approval.

The proposal on Lemon Tree Passage Rd will create a seniors living development and provide opportunities in the Port Stephens area, where there is an ageing population, for dedicated housing for the over 55’s.

The proposed development designed by EJE architects includes a single rink bowling green, a swimming pool, outdoor BBQ area and communal facilities.

The proposed units are a mix of one, two and three bedrooms and each will be provided with onsite parking.

“The conceptual development is a gated community for over 55’s that includes 38 residential units and an onsite recreation area for residents,” a planner said.

“Occupants will rely on local doctors and existing health care providers for medical support rather than having an onsite health care practitioner.”

The seniors living community will be less than 100 metres from the Tanilba Bay town centre, which has a Coles, medical facilities, specialty shops and cafes.

The development is also in line with the Port Stephens Council Local Environment Plan (LEP).

“The proposed development makes logical and sensible use of the site, as well as being of minimal environmental impact,” the planner said.
