A bold vision to transform an industrial site into a ‘one-stop shop’ medical precinct including a $450m private hospital and 100-room medi-hotel has recieved gateway support by a southwest Sydney council.

Neetan Investments’ plans for the Campsie Private Hospital on 11 Harp St, Campsie have proceeded to gateway determination after Canterbury-Bankstown’s local planning panel voted unanimously in support of the 69,007 sqm health hub.

The hospital – set to be built opposite Canterbury Hospital – would have 200 beds, a 150-place hospital-related childcare centre for hospital staff and patients.

The health hub, which is set to generate more than 420 jobs, would also comprise a 100-bed medi-hotel, rehabilitation and respite facility, medical research and innovation centre and a clinical teaching space.

An integrated ambulatory health hub has also been touted to include chemotherapy, women’s health centre, radiation oncology, oral and allied health services alongside Medicare offices and an alternative therapies centre.

An additional day procedure centre could include pre-procedure and post procedure care, an endoscopy suite, interventional cardiology and clinical support services featuring diagnostic imaging, pathology and a pharmacy.

Planners for the development state the project would inject $19.8m into the state economy and provide health services to support nearby Canterbury Hospital as there is a “strong demand” for a private hospital in the fast-growing area.

“The planning proposal … will make an important contribution towards realising the vision for the corridor between Campsie and Kingsgrove as an ‘Eastern Lifestyle and Medical Precinct’,” planners state.

“A hospital as well as valuable community services from hospital-related childcare centre will encourage additional employment opportunities within the area.”

The Canterbury-Bankstown planning panel supported the proposal on the condition further assessment of the site as part of the “old fill that will remain on the site” would be prone to flooding.

A site auditor would need to review the site contamination documentation and council noted Neetan Investments “may be agreeable” to purchasing land on Chelmsford Ave for a pedestrian and cyclist green space.

Sydney Local Health District chief executive Dr Terea Anderson, said she supported the plans for the health precinct in a letter submitted in Neetan Investments’ proposal to council.

“Sydney Local Health District supports in principle the development of this site as a proposed health precinct, noting that the establishment of synergistic health services close to Canterbury Hospital aligns with the Campsie Town Centre Master Plan,” she said.

The plans come after developer HPG have also lodged plans for a $100m private hospital at 445-459 Canterbury Road, Campsie.
