A busy southern Sydney road’s high-rise makeover could soon continue with a $5.8 million five-storey apartment block proposal opposite a significant masterplanned community under consideration.

More than 40,000 cars already travel on Rocky Point Rd between Sans Souci and Kogarah each day – and commuters can expect a few more if the latest proposal proceeds.

On October 19 Georges River Council received an application to transform two single-storey homes at 143-145 Rocky Point Rd in Beverley Park into a five-storey building with 19 units.

The proposal includes three one-bedroom apartments, 15 two-bedroom apartments and one rooftop three-bedroom apartment with 32 basement car spaces, nine bike spaces and a communal open space area on the fourth floor.

“The site is located approximately 350m to the north of the Ramsgate Shopping Centre and lies on a primary bus route,” the application read.

“The Eastern Suburbs and Illawarra train line and Kogarah Town Centre are approximately 1.6km northwest of the site and six minutes’ travel by bus or car.”

The proposed development is immediately opposite the former Darrell Lea Chocolate Factory site, which will soon accommodate a masterplanned community called Ramsgate Park.

Ramsgate Park will have approximately 450 apartments spread across low-rise and high-rise blocks with commercial space and community green space at the centre.

“The general locality and built form emerging on Rocky Point Rd is in a state of

transition,” the application read.

“The large former Darrell Lea site … will provide a commercial edge to the intersection of Rocky Point Rd and Weeney St.”

The current proposal exceeds the permitted height limit for 15m by up to 13m at the lift overrun, though the developer said it did not exceed the 70m limit imposed by Sydney Airport for safe aircraft operation.
