An $18 million plan for a seven-storey unit block with a childcare centre and retail space in Sydney’s south proposes to renew an outdated building and invigorate a nearby town centre.

Bayside Council has received a multimillion-dollar proposal for 50 residential apartments, a childcare centre and retail space in place of a vehicle sales showroom at the corner of the Princes Hwy and Hattersley St in Banksia.

The building would include a mixture of one-, two- and three-bedroom apartments, three levels of basement parking, a childcare centre on the first floor, retail tenancies with outdoor dining on the ground floor and communal open space on the rooftop.

The proposed development is just a 110m walk from Banksia train station.

“The proposal is located in close proximity to public transport and major transport hubs, reducing future resident’s energy consumption for transport,” the applicant wrote.

“The proposal provides for additional housing opportunities within a transitioning precinct which is anticipating increased residential and commercial density.”

The proposal for the childcare centre specifies five children’s activities rooms for 100 children of different ages from 18 months up to five years.

An outdoor play area would include a sandpit, a racetrack, a timber stage, a race slide, misting posts, a storytelling campsite, a timber boat, a cubby house and feature trees.

The upper levels would include a mixture of units, while some of the three-bedroom apartments on the seventh level would have access to private terraces on the rooftop.

“Fifty new one, two and three-bedroom apartments have been designed to cater to the needs of an increasing population, in a convenient and accessible location,” the applicant wrote.

“This provides a diversity of housing choice for the locality, particularly for families and lone lodgers which are identified as priorities for new housing.”
