Meriton wants more units for Pagewood Green

MERITON is asking planning bosses to approve the latest section of its Pagewood Green development — despite it having more units and less parking than originally proposed.

MERITON is asking planning bosses to approve the latest section of its Pagewood Green development — despite it having more units and less parking than originally proposed.

When the Pagewood Green masterplan was approved, Unit 5C was agreed as having 490 units in six towers up to 89.9m in height.

However, Harry Triguboff’s company will go to the Sydney Eastern City Planning Panel on November 29 asking for 515 units in six towers up to 90.5m.

With the towers only marginally taller, the extra units have been found by changing the unit mix, reducing the size of the units and cutting the number of parking spaces from 976 to 692.

The masterplan was approved with a maximum of 20 per cent of one-bedroom units, 50 per cent two-bedroom and a minimum of 30 per cent three-bedroom.

Meriton now wants to increase the number of one-bedroom units to 30 per cent, two-bed units to 55 per cent and reduce three-bed units to 15 per cent.

The size of the units would be reduced in order to accommodate the extra 25 apartments.

Meriton has said that while the units are smaller they still comply with national guidelines.

Justifying the loss of 284 parking spaces, Meriton pointed to lower requirement for developments at neighbouring councils.

The company said there were proposed improvements in public transport and the possibility of an extension to the light rail.

“The proposed development is considered to be an appropriate response to the site,” Meriton has written in its application to the planning panel.

“The proposal will ensure that development of the site can contribute to the local housing supply whilst providing an urban design response that is appropriate to the emerging context of the locality and responsive to sensitive adjoining land uses.”
