Developers are continuing to make the most of the controversial K2K rezoning strategy along the light rail corridor in Kensington and Kingsford, with a fresh proposal submitted for a 10-storey building to house 149 apartments in Kensington.
Development company Toga lodged the application with Randwick Council last week for the site at 137-151 Anzac Parade, Kensington.
Under the proposal, existing buildings on the site including the former Addison Hotel will be demolished, making way for a 10-storey building with 149 apartments plus retail space on the ground floor.
The new apartments will range from one- to four-bedrooms with the bulk being two-bedroom units. The building will also feature two basement levels with 124 carparking spaces.
The proposed apartment block is also a short distance to a light rail stop.
The proposal has been submitted in the wake of the K2K rezoning strategy being approved by the NSW Department of Planning last month.
The K2K strategy – which was endorsed by Randwick Council late last year – effectively allows for taller buildings to be built along the light rail corridor on Anzac Parade in Kensington and Kingsford town centres.
The site of the latest development application now has a maximum building height of 31m (or nine storeys) up from a previous maximum building height of 24m (or seven storeys).
“The uplift afforded by the K2K planning strategy recognises the opportunity to focus and intensify development around the CBD and South East Light Rail network,” the latest proposal stated.
The proposed site for the 10-storey apartment block is a stone’s throw away from three proposed student accommodation towers which have also been lodged in recent months.
Those towers will be dotted around the intersection of Anzac Parade and Todman Ave and stand 18-storeys tall if approved, and will also feature public plazas.
