New Cudgegong Rd station could lead to $1b retail, residential precinct at Rouse Hill

A NEW residential and retail precinct is set to eclipse Rouse Hill Town Centre. More than $1.1 billion worth of development ­applications for the ­Cudgegong Rd precinct at Rouse Hill have been approved or are awaiting determination.

A NEW residential and retail precinct is set to eclipse Rouse Hill Town Centre — if multiple plans are approved.

More than $1.1 billion worth of development ­applications for the ­Cudgegong Rd precinct at Rouse Hill have been approved or are awaiting determination by the Sydney Central West Joint Regional Planning Panel.

The precinct, which has seen submissions for 15 applications for Cudgegong and Tallawong roads in the past two years, will be redeveloped from rural to medium and high-density living, alongside the Sydney Metro Cudgegong Rd station, due to open in 2019.

One application, which was registered for determination by the JRPP in September, includes a “concept approval for nine buildings with a mix of residential and neighbourhood shops” at 34-42 Tallawong Rd.

The development would include up to 630 apartments and estimates a cost of more than $244 million. A $187 million development application for 44-56 Cudgegong Rd, Rouse Hill, has also been proposed.

The application seeks the “construction of 10 ­residential flat buildings comprising 713 apartments, as well as 1022 carpark spaces with three basement ­levels” the development application said.

The construction would also require the demolition of existing low-density structures at the property and will go before the JRPP for determination.

Seven residential apartment buildings comprising 370 apartments across three sites have been proposed for 50 Tallawong Rd, Rouse Hill.

The development application, which was submitted in July, seeks the demolition of existing buildings and has an estimated cost of more than $103 million.

Meanwhile, a $200 million masterplan for residential units on the corner of Cudgegong and Rouse roads has been approved by the JRPP this year.

The masterplan sought the construction of nine, four-storey buildings for a total of 691 apartments and a public park at the site.

Hearing dates have not been set for several applications going before the JRPP for determination.
