2787 homes, town centre and high-rise planned for Marsden Park

A $23 MILLION town centre with shops, a childcare centre, gym and medical centre have been unveiled for Marsden Park as plans for two $103 million estates will see the population surge.

Shops would serve residents living in the Elara estate and the new community to be known as Newpark.

The Stocklands proposal for the services, within the new Elara estate at the corner of Harvest St and Northbourne Drive, would also comprise a multipurpose hall.

The childcare centre will cater for 121 children and 20 staff and will be open from 6am to 6.30pm Monday to Friday.

The childcare centre will have eight individual activity rooms, two cot rooms for infants, four craft and preparation rooms, a large kitchen, five bathrooms, and 10 other smaller rooms for reception functions and meetings.

Blacktown Council will operate the community hub that would comprise a multipurpose hall, meeting room and office space.

The medical centre is earmarked for the northeastern corner of the centre along Elara Blvd.

Plans would comprise consulting rooms, a pharmacy, optometry, physiotherapy, pathology, dentist and radiology.

Blacktown Deputy Mayor Tony Bleasdale said the Marsden Park town centre had been on the cards for several years.

“Despite the development taking place over the past few years, such as the introduction of major retail players like Ikea and Costco, there were no plans for the development of Marsden Park town centre,” Cr Bleasdale said.

“We have a city like Blacktown that is growing dramatically with massive residential development in Elara and Marsden Park but it is a growth area that requires infrastructure and community facilities to match — that is why plans like these are so important.

“We are also desperate to see infrastructure and transport links like the train line coming to Marsden Park as well, to see a massive residential community linked up to the rest of Sydney.

“If developments like this one do not go ahead, it would be detrimental to western Sydney’s future.”

Cr Bleasdale said the council was also determined to support job growth in the Marsden Park region through the new town centre plans.

“We are seeing estimations of more than 5000 new jobs in the next five years,” he said.

“There needs to be a real priority to establish infrastructure in the Marsden Park precinct. This is why public transport and community facilities are a necessity moving forward for council.”

The vision for the new town centre also comes as plans for 2787 homes were revealed for two masterplanned estates across 26 stages on Richmond Rd.

The $103 million projects were proposed in separate development applications by Stocklands and Winten.

Stage one of the Stocklands’ subdivision comprises the development of 775 residential lots, three super-lots and two larger lot as part of the Elara estate.

It includes more than $31.9 million works.

Winten developers planned a second precinct to be known as Newpark. It would comprise 1842 residential lots for the same masterplanned community with costs surpassing $71.6 million. Now known as Precinct 7, it is about 200 hectares.

Three apartment buildings have also been planned in development applications for 217 Grange Ave, Marsden Park. The $37.9 million development would feature 132 dwellings and 223 basement carpark spaces,

The development applications will be determined by the Sydney Central West Joint Regional Planning Panel but a date has not been set to decide the fate of the proposals.
