St Marys: Plans lodged for 24 new townhouses
A Penrith suburb could soon be home to another cluster of townhouses under plans lodged with Penrith Council.

Three homes could be soon demolished in St Marys to make way for a cluster of townhouses.
Developable, a town planning company based in Oakville, lodged plans with Penrith Council last week to build 24 double-storey townhouses on Morris St, St Marys, costed at $3.6 million.
The plans would see homes at 36, 38, and 40 Morris St demolished to make way for the project.
A planner from Developable said the townhouses would fit with the current housing density in the area.
“The site is located within a transitional area that comprises of dense forms of development and detached dwellings,” he said.
“It has the capability of supporting multi-dwelling housing in the residential 3 (R3) zone.”
The plans include 18 three-bedroom units and six two-bedroom units.
The three-bedroom units would be attached in groups of three, and the two-bedroom units attached in groups of two.
The townhouses would include a basement carparking area with 44 spaces for residents and five for visitors.
“The objective of the urban design is to restrict a ‘gun barrel’ development with a communal sense of living,” the planner said.
“The built form is minimised through landscaping and the schedule of external finishes selected.
“A security entrance gate is imposed on each footpath entry to prevent access to visitors or people not associated with the development.”
The site is located east of the St Marys Salvation Army Corps.
The planner said the site was in a convenient location for potential residents.
“The site is located close to bus services along the Great Western Highway and areas of public open space,” he said.
“We believe it is located within an area that can meet the day-to-day needs of the residents.”
