First timers embrace commercial property

They’re the kings and queens of Penrith’s booming property market – the agents behind the biggest sales of the year.

According to realestate.com.au houses in the Penrith area have, on average, increased in value by 4 per cent each year, for the past five years.

The median property price in Penrith is $797,500 for a house and $500,000 for a unit, based on the past 12 months.

Figures show to rent a house it costs about $430 a week, on average, which produced a 2.8 per cent annual rental yield. For units the average rent is $400 a week with an annual rental yield of 4.2 per cent.

With stats like that, it isn’t hard to see why properties in the Penrith area have been selling like hot cakes.

Justin Cohen - Stanton and Taylor Real Estate

Boasting 33 years of experience, Justin Cohen told the Penrith Press he’s sold more than $150 million in property since joining Stanton & Taylor Real Estate in 2014.

Mr Cohen’s love for real estate sprung from a tender age and, in a sense, has always been an interest of his.

“I was the son of a serial renovator (his mum) and got to see the transformation of homes through renovation and improvement and how you can add value to a great piece of real estate,” he said.

“I love the variety of the job. I also love the fact that doing the job well can lead to great outcomes for your clients and customers.”

When asked which sale he was most proud of, one immediately came to mind.

“I would say working on behalf of a client that had lost legal capacity through mental illness and persisting in extremely trying circumstances to achieve the best outcome for this client and a sale price well beyond what most people had predicted possible,” he said.

“The family looking after the client were eternally grateful for what we were able to do for them and the options it provided them.”

“Look a little more deeply into the way your agent plans to sell your home and ask them about their strategy, marketing plans and their results,” he said.

“Focus on more than just the fee because a good agent can show you many examples of where they have sold the same house during the same time for a lot more money than some of the cheapest agents.

“It’s usually not an accident, not luck; the difference is the skills and attention to detail of the agent.”

Mr Cohen cautioned buyers to carry out proper checks on a property.

“Verify anything that seems questionable by doing your due diligence. Look with a keen eye and re-inspect if necessary,” he said.

“Take notes about what you are told about the property and hold agents accountable for what they tell you…in fact the best offers normally come from buyers who are confident there are no skeletons in the closet.”

Mr Cohen has noticed an interesting trend across the Penrith larea.

“Changing densities; more homes on less land. The growth brings with it lots of positive change and diversity but effectively, Penrith is becoming a true satellite city to Sydney and Parramatta with all of the benefits that come with it; employment close to home, variety of communities, restaurants and leisure activities,” he said.

“There is so much more to do in and around Penrith than there was when I was a kid growing up here.”

Real estate dream team, Joe and Jeremy, sold $75 million worth of property across the Penrith area in 2021 and they told the Penrith Press they were on track to surpass that impressive amount this year.

Joe has been in the game for seven years while Jeremy has been in it for five. They credit their massive success to their homegrown background.

“Jeremy and I are both proud locals who were born into families heavily entrenched in the Penrith community,” Mr Masters said.

“The reason we enjoy real estate so much is because we get to do it locally. We have the pleasure of helping proud Penrith locals like ourselves and we get to be a part of the Penrith community and landscape changing for the better.”

The pair are most proud of the sale of Joe’s grandparents home, a bittersweet moment for the duo.

“They had been the original owners of the home for 60 years and now it was time for this family home to be passed onto a new family to call their own. A true changing of the guard and a bittersweet moment for all involved,” Mr Masters said.

The distinguished duo have some tips for those looking to buy and sell.

“Selling? Presentation is everything! Assuring your home looks its best inside and out will go a long way in assisting with a premium result,” Mr Masters said.

“Buying? There are three rules in real estate. Location, location, location! Focus on the area you want to live in first, not so much the house.”

It’s obvious the pair are in love with Penrith’s property market and won’t be moving away anytime soon.

“Regardless of market conditions, Penrith will always be on the up with this much infrastructure and new jobs to look forward to,” Mr Masters said.

Joey Lustri - Elders Real Estate Penrith

Joey Lustri is only 29 years old but has been in the real estate business since he was 17.

Over the course of his career, he has sold over 500 properties and boasts a total of 60 sales in the last 12 months.

He’s doing so well that he landed himself in the top five salespeople in NSW/ACT at the 2021 half yearly awards, according to realestate.com.au.

“Real estate has been a passion of mine from a young age, I got my real estate certificate when I was 17 years and started in the industry when I was 18,” Mr Lustri said.

“Eleven years on and I'm still loving it now as much as I did when I first started. I’ve lived in this area my whole life and love it. I take pride in what I do and my first priority is looking after my clients.”

The real estate young gun is motivated by meeting new people and helping his clients “achieve their property goals”.

“I've been in real estate for over a decade now and have some great memories of sales I've made in the past, I couldn't pick a favourite,” he said.

“I'm proud of every sale because I’ve helped someone purchase their dream home or helped an owner get to their next stage.”

While he can’t pinpoint a favourite sale, an impressive one would be this Claremont Meadows property, on Caddens Rd, that was “on and off the market with other agents for several years” before he managed to sell it, according to Mr Lustri.

When it comes to buying, Mr Lustri advised people to move swiftly.

“The best time to buy is when you're in a position too, don't wait for the ‘right time’. Buy when you're ready,” he said.

When it comes to selling, presentation is key.

“Having your home well presented for the sale will add a lot of value and give the potentials a good idea of what the property can look like.”

Mr Lustri sees Penrith as a hub with mountains of potential that is increasingly in demand and is excited to see the areas growth.

“Over the last couple of years, I’ve noticed a bigger buyer pool and I put this down to what has Penrith has to offer,” he said.

“There's more restaurants, schools, shops and amenities which makes Penrith an ideal place to live and buyers are now attracted to the quality of life we have to offer here.”

Leonidas Proestos - Property Central Penrith

Property Central’s Leonidas Proestos absolutely killed it with 62 sales totalling $45,375,384 in 2021.

With a passion for real estate and deep knowledge of Penrith’s property market, Mr Proestos reportedly has what he has coined ‘the Nidas touch’ with everything he puts his hand on turning to ‘sold’.

Having been with Property Central since 2017, Mr Proestos has realised he gets satisfaction out of delivering results.

“Most people have lived in their home for a long time and have put blood sweat and tears into making it a home. They deserve the maximum result that’s out there,” Mr Proestos said.

Among the sales he’s most proud of is 115-119 Derby St, Penrith recently sold for $5,425,000.

When it comes to buying and selling, Mr Proestos has one key tip.

“Don’t be afraid to ask local real estate agents questions. Most of us are friendly,” he said.

Penrith’s increasing allure comes down to its changing structure, according to the ‘Nidas touch’ agent.

“A lot more restaurants, cafes and bars are opening up making this an attractive area. A lot of people are moving to the area from the inner west and city. Penrith is growing fast.”

Bianca Rossetto - Raine & Horne Penrith

Biance Rosetto has been in real estate for a whopping 25 years but just moved over to sales in November 2020.

Since her shift to sales, she’s sold 58 properties accumulating to more than $36 million worth of real estate.

She puts her success down to her interpersonal skills.

“I like dealing with all sorts of people. I'm very outgoing and love a chat so this was the perfect career for me,” Ms Rossetto said.

The ambitious agent was proud of all her sales but said one in particular stood out the most.

“If I had to pick one, it would have been 15 Sinclair Parade in Jordan Springs,” she said. “The owner wasn't local and wanted some work done to the property.

“I co-ordinated a lot of that for her and she trusted me enough to pick the colours so it felt like I got to put a little of my own personality into the property.”

With personalised expertise in selling, Mr Rossetto’s got some pretty comprehensive tips.

“Do your research on your agent choice. It's important to pick an agent that you are comfortable with, not just the person who has the best stats,” she said.

“When the property is on the market, make sure it's presented as best as possible. People understand that you live there, so it doesn't need to be a show home on inspection day but lighting candles and turning on lights just to make it seem more like a home is really important.”

For buyers, it’s all about research.

“Know your market. I have a lot of buyers that only have a certain budget and they spend a lot of time looking at property that is way over budget,” she said.

“Also don't be afraid to ask questions about things you don't understand.”

Ms Rossetto sees Penrith becoming a city that was desirable to a younger demographic.

“There's a lot of younger people from different suburbs now buying in the area. I sell a lot to first home buyers that would never have previously considered Penrith but it's at a price point that is a lot more affordable than other suburbs,” she said.

“Penrith itself has changed - there's a lot more restaurants and bars, and there's a lot more here for people who want to go out and about.”

Robert Norgate - Ray White Glenmore Park

Ranked number one agent in Glenmore Park and sitting within the top 2 per cent internationally within Ray White according to realestate.com.au, Robert Norgate’s 15 years of real estate experience will take buyers and sellers far.

Mr Norgate described real estate as “one of the most important transitions they’ll (his clients) ever make” which is why he loved being in the industry.

With that attitude, it’s no wonder he landed the massive sale of 6 Hazel Bark Road, Glenmore Park.

“(It was) the highest ever residential sale price recorded in Glenmore Park,” he said.

For those looking to buy, Mr Norgate says “buy what you can afford, as soon as you can afford it”.

For those looking to sell, it’s all about the agent.

“Researching potential agents is crucial. It’s easy to underestimate how much an experienced, active agent can positively affect your financial outcome,” he said.

Mr Norgate was keen to see where Penrith is heading.

“Penrith has experienced incredible levels of growth, investment, infrastructure projects and development,” he said. “It’s going to be a very exciting five to 10 years ahead.”

Jasmyn Calgaro - Ray White Penrith

Jasmyn Calgaro loves a lot of things about real estate but there’s one thing in particular which stands out.

“My favourite thing is definitely the excitement in my buyers and sellers when they secure or sell their property. It never gets old,” Ms Calgaro said.

Ms Calgargo told the Penrith Press one of her top sales was a Cranebrook property on Cascade Rd.

“This gorgeous architecturally designed property sat on the market for months with another agent but did not sell,” she said.

“We took a fresh approach with premium marketing and managed to sell the home within 12 hours of being on the market for $1,900,000 - a record price for a residential property in Cranebrook. It is safe to say they are now clients for life.”

With that sale on her record, it’s no wonder she picked up the Chairman’s elite performer award in 2021/2022, according to realestate.com.au.

Ms Calgaro has some interesting tips for those looking to buy.

“A helpful tip in this competitive market for buyers is to use odd numbers when making offers,” she said.

“For example I recently sold a home to a young couple who offered $500 more than the under bidder in the end and it just got them over the line.”

For sellers, it’s all about research.

“Be sure to research local agents and find someone that prominently sells in your area,” she said.

Ms Calgaro has noticed a recent shift in Penrith’s real estate demographic.

“The biggest change I have noticed is the amount of people moving to Penrith from other areas. With so much new infrastructure in the area, it‘s becoming more and more popular,” she said.
