A large developer has flagged big plans for a parcel of land just southeast of the Penrith CBD near the Nepean Hospital.

Devcon Partners lodged a development application with Penrith Council on December 7 with a proposal to build 133 apartments on an L-shaped plot of land with frontage to both Evan St and Lethbridge St.

The $41.7 million plans would see two buildings, one five-storey and one six-storey, built in place of five single-storey homes that currently sit on the site.

The plans include 14 one-bedroom units, 90 two-bedroom units, and 29 three-bedroom units as well as two basement levels with space for 202 cars.

In DA documents drafted by Cityscape Planning and Projects, a planner said the buildings would be set in an L-shape to match the land.

“The southern building provides a more irregular footprint that responds to the irregular-shaped site boundary and provides a generous setback to the central areas,” the planner said.

“The northern building provides a generally rectangular-shaped building with a narrower shape that runs on a north-south axis.

“The basement areas provide vehicle parking, bicycle parking, plant rooms, lifts, storage, and waste-management facilities.”

If approved, five buildings and two tennis courts would be demolished to make way for the proposal.

“The redevelopment of the site provides an important urban renewal opportunity that will provide public interest benefits,” the planner said.

“The benefits provided by the proposed development outweigh any potential negative impacts and is therefore in the public interest.”
