Plans by a syndicate of major property developers for a whopping 2558 extra homes in Glenmore Park have been revealed, as Penrith Council forwarded the massive proposal to the NSW Planning Department for Gateway Determination.
The multimillion-dollar planning proposal by property developers Vianello, Mirvac and several small holdings was submitted a 206ha stage three plan for Glenmore Park on July 15.
A Penrith Council spokesman said the Planning Proposal aimed to extend the existing Glenmore Park release area south to Chain-O-Ponds Rd with a range of freestanding homes and medium density apartment blocks, as well as larger “environmental lots” ranging from 1000 to 4000sq m.
“The neighbourhood centre comprising retail, a school and sports fields has been carefully designed to provide a well-connected heart to the development which will foster a strong sense of community,” the council planner said. “There is a strong correlation between … the school and sport fields which are provided immediately east of the retail centre across
one of the’ green spines’ or environmental corridors that traverse through the site.
“Traffic associated with the retail centre will be separated from the school and sports fields by the corridor (and) new pedestrian connections across the spine will link all parts of the centre for pedestrians.”
Plans also include a range of shoptop housing surrounding the retail centre, as well as five playing fields and a series of local parks.
The council planner said the proposal was consistent with housing targets and called for the NSW Planning Department to issue Gateway approval for the major development to “deliver a more socially integrated and equitable housing, place making and community building outcome”.
A NSW Government delegate will determine the fate of the major development following assessment by the Planning Department.
