More houses could soon be built in one of Penrith’s fastest-growing suburbs under $31 million plans lodged with Penrith Council.
Think Planners prepared a development application to develop 160 residential lots on the eastern side of O’Connell St, Caddens.
The DA has been prepared on behalf of a company called O’Connell Street Caddens Pty Ltd.
Along with the 160 lots, a new park and several roads would be created in the development.
The new housing estate would be located about 450m south of the Great Western Highway, near the TAFE NSW Nepean Campus.
Caddens Corner would be immediately south of the land, and the University of Western Sydney would make up the eastern boundary.
A planner from Think Planners said the new estate was perfectly positioned for working families.
“The development site is within proximity to the Kingswood Commercial Precinct, local schools, and childcare facilities,” they said.
“The locality is also serviced by public transport with bus stops providing services to Mt Druitt and Penrith, and Kingswood Train Station situated approximately 1.9km from the development site.”
The 12.2 acre land will be subdivided in five stages at a cost of more than $31 million.
Stage 1 would see 94 lots built along with bulk earthworks and the construction of roads to prepare for future stages.
Stage 2 would see another 32 lots, and Stage 3 would round out with 34 lots.
Future stages would see a 9460 sqm ‘residue lot’ and an 18,464 lot earmarked for a “mixed-use development”.
A previous DA was approved for the site in 2017, but planners noted this new DA would have bigger plots of land.
“The current application has undertaken a significant revision to the subdivision scheme approved (in 2017) with an aim of delivering a more traditional residential subdivision pattern to lots typically found within new estates, including Caddens,” a planner said.
“The revised scheme would result in a better outcome while also being consistent with the residential subdivision pattern and development within Caddens.”
