Triguboff’s towering ambition: Plans for ‘tallest residential skyscraper’

Plans to shatter the record for the tallest residential building in western Sydney by development mogul, Harry Triguboff’s Meriton, will be decided on by a NSW Planning Panel.

A bid to see two massive skyscrapers, 57 and 66 storeys high, built in Parramatta, will be determined by a NSW Planning Panel this week, after Parramatta Council gave planners the green light.

Development mogul Harry Triguboff’s Meriton is proposing the two record breaking skyscrapers for the banks of the Parramatta River at 180 George St, which would take the title of the tallest residential building in Western Sydney from Meriton’s own Altitude Apartments at 330 Church St, Parramatta.

The Development application for 180 George St, which was submitted to Parramatta Council in July last year, proposed the construction of 2 mixed-use towers including a whopping 767 residential units, 216 serviced apartments and more than 2300sq m of retail floor space.

The Joint Regional Planning Panel has listed the cost of the project to be more than $228 million, however, estimates to Parramatta Council have come in at $322 million.

The proposal would also include a childcare centre, commercial gym and space for 640 cars.

Plans also earmarked the creation of a new public plaza at the foot of Parramatta’s tallest residential buildings, stretching towards the banks of the Parramatta River.

A Parramatta Council Development planner said the proposal is based on the winning entry in a design competition process, which was awarded design excellence, when calling for the Sydney Central City Planning Panel to approve the development on July 31.

Several submissions were made opposing the twin skyscrapers, with concerns around building separation, carparking, heritage and a loss of views which saw residents complain they would lose sight of the Sydney Harbour Bridge if the proposal was approved.

However, council’s planning specialist argued Meriton had addressed concerns.

“The site is located adjacent to (heritage listed) Harrisford House,” the planner said.

“The proposal is considered to appropriately address the heritage item notwithstanding the scale.

“No reasonable modifications could be made to the development to preserve the views to the Sydney CBD and Sydney Harbour Bridge from the nearby properties, which rely on the current development density to maintain these views.”

Designers behind the impressive proposal suggest the plans for 180 George St, are “shaped … to foster a village” and locate the lobbies, retail spaces and childcare facilities to ”activate new public spaces”.

“180 George symbolises the rise and momentum of a revitalised Parramatta,” A Meriton designer said.

“The development draws on the strengths of the site and its location with a vision to provide a community-based, mixed use development that signals the future of Parramatta, both as the starting point for a new precinct and a compelling destination for local Residents, workers and visitors alike.”

The Sydney Central City Planning Panel will meet on July 31 to determine the fate of the development.
