Toongabbie: 33 units planned for 39-41 Aurelia St

It’s two metres too tall, but planners are still expected to green light more shop-top housing at Toongabbie, even if the development breaks current height restrictions. WHAT DO YOU THINK?

More shop-top housing is planned for Toongabbie with a five-storey apartment block for Aurelia St, despite the project breaching height rules.

Plans for the 33 units atop three commercial ground floor spaces and a 52-spot carpark are planned for 39-41 Aurelia St, where two houses now stand near St Anthony’s Catholic Church.

The 20m development, with 24 two-bedroom units and nine one-bedroom apartments, breaches height guidelines that state buildings should not exceed 18m in that zone.

But despite this the panel will recommend it be given the green light because of minimal interference with neighbours.

The Cumberland Local Planning Panel business papers state: “Council may be satisfied that the development has been responsibly designed and provides for acceptable levels of amenity for future residents.

“It is considered that the proposal successfully minimises adverse impacts on the amenity of neighbouring properties.’’

The panel recommends the council approve the development before it proceeds to the Planning Department for approval.

The plans were first submitted in 2015 but refused in April 2017 before being approved in November that year for a five-storey shop top housing development comprising 32 units, four ground floor commercial units above a double-storey basement parking for 41 cars.

After several variations, Baini Design submitted a modified development application in June.

The Cumberland panel will meet on Wednesday to discuss the application.
