A McDonald’s restaurant will be dwarfed by two towers housing more than 350 units as part of a multi-million redevelopment between the fast food giant and Stockland at North Parramatta if it is approved.

On Monday, Parramatta Council recommended the mega 31-storey project advance to the Planning Department, which will have the final say on the application to transform the 4796sq m site at the corner of Victoria Rd and Church St.

The double-storey McDonald’s will be 1355sq m and feature a two-lane drive-through, playground and McCafe.

Apartments will feature one-, two- and three-bedroom flats.

Stockland’s and McDonald’s have spruiked the development as being well connected to infrastructure such as Bankwest Stadium, Western Sydney University, Westmead Hospital and the $2.4 billion light rail, which is due to open in 2023.

But not everyone is keen to order a Happy Meal from the revamped fast food giant.

Councillor Martin Zaiter highlighted concerns about the lack of public parking in North Parramatta, with the former KFC council-owned carpark on Fennell St now leased to Transport for NSW to use during light rail construction.

“ … My concern as a ward councillor is whether there’s going to be sufficient parking for North Parramatta area especially when you’ve got the light rail not far from there and trying to attract commercial and residential to this site, I am really concerned about the parking,’’ he said.

The council’s city strategy manager Jennifer Concato said public carparking was not proposed as part of the site specific planning proposal.

She said testing had not been undertaken for providing extra parking at the Fennell St carpark but indicated it could be carried out with the applicants’ support.

Stockland has also started dealing with the government about amalgamating the site with a parcel of land at 383 Church St to expand development.

Plans for the overhaul were first lodged in 2015 but withdrawn the following year, before resurfacing in 2018.
